Roof Pitch...standing or sliding!

Many popular new home roof designs in the Olathe Kansas area are changing from a steep pitched roof to a roof pitch that is easier to walk rather than slide down!!  Right Triangle

The roof pitch on new homes are known to builders to be a 4/12, 5/12 or 6/12 roof pitch.  Several builders around the Olathe area call these a California Style roof.  They are a lower silhouette design.  Okay, so what does the 4/12 pitch mean?  It means that for every 4 inches of rise (side B) you move vertical 12 inches (side A).  Here's that geometry lesson again for you mathematicians!

If you want to keep the water running down your new home roof, then you need to have a minimum of a 4/12 pitch roof.  You may have seen the additions to homes where the spare bedroom was built on to an existing home and the roof design didn't meet the 4/12 pitch.  As a consequence, the roof had problems with leaks and wind damage.  Many in the Kansas City area were installed with just a heavy tarred roof! 

Then there was that popular 6/12 roof with the high pitch, almost looked like an A-frame home.  These 6/12 roofs were popular several years ago, but if you ever had to re-roof one of these homes, it was more expensive due to the need for kick boards to be installed so you wouldn't slide off the roof.  I can tell you, it's no picnic to roof one of these, especially if you are 2 stories or more off the ground!  Wow, what a cheap thrill!

Now you can talk with your builder about the roof pitch of your new home and have some feeling of confidence that you know what he's talking about!

I like the A frame  roof on colonials here in New England . Not to bad when it comes to re roofing and the run off from the rain fall is okay. Good gutters and properly installed down spouts is the real key for moving water away from the home.

Michael, absolutely you are right, gutters and down spouts are a key.  One other is to try to avoid valleys running together and creating a rush of water in one spot.

David, I own a big hip roof colonial with valleys and your right on the money when the valley takles all the rain and dumps it in one area. The gutters can never take the amount of water and any shrubs under the valley get drowned and eventually die unless you have some very specific plantings.

I follow your logic.

Michael, I've seen this more often than not and it's kind of sad to see the results of poor designs.  I've even seen the down spouts pour out onto the sidewalks and driveways and boy does that create a problem in icy weather!  More care to the final output is better served.

Here in the mountains of Colorado, where our snow is measured in feet, not inches, more pitch is better than less.  Lots of people install metal roofs because the snow slides right off.  Well, that is great if the house was designed for the metal roof, but if one was installed after the fact and no one thought about where the snow is dumping, it can be a problem!  I have seen lots of roofs where the snow slides right onto the front steps, or in front of the garage.  Not only is it unsafe, but when the snow lands on your driveway, it compacts as it lands and removing it is difficult.   Most homes are designed for big snow loads, and it is seldom that we have to shovel our roofs.

Joanne, I love the smell of the pines and the fresh mountain air, however, I don't like to shovel snow!  You are right about the design being thought of in advance.  After the fact, creates many issues not considered in the initial design.  Your point is very well received!  Thank you for sharing.

Loved your "slant" on this one.... ahh... so funny. Anyway, isn't this also a snow thing? If you get lots of snow you want it falling off rather than staying on the roof?

Having the snow stay on the roof is ok up to a point. It actually is a good layer of insulation.  A couple of years ago we had 5 or 6 feet on our roof and that is a bit much.  When you begin to have trouble with the doors sticking as you open and close them, that is when it is time to get up on the roof and start shoveling.  Our roofs are designed for heavy snow load, so it is only in an unusually heavy snow year that we have to do that, but then we are skiing so much it is hard to find the time!  In the fourteen years I have lived here we have had to shovel our roof twice.

Robert, great pun!  Yes, you want snow off the roof, due to the weight it provides.  I'm in Kansas and we get some snow, but not like you get in Colorado.   A steeper roof is more appropriate for Colorado and the mountains, which I love by the way.  If I could have a home there, that would be grand!
