Market update for November 2008

Indian Trails is one of the most built out communities in Palm Coast, so it is not a surprise that it has high inventory levels of homes on the market.

Indian Trails has always been a desired area due to its proximity to schools, the Library, restaurants, grocery stores etc. Located just to the North of Palm Coast Parkway - West of I-95 and to the south of Matanzas Woods...it is in close proximity to the new Palm Coast Park development.

In November 14 homes sold in Indian Trails - 4 Bank Owned - 4 Short Sales and the remaining 5 were non distressed sales.  Indian Trails has one of the highest levels of short sales listed in Palm Coast.

Average List Price: $201,521 for November 2008

Average Sale Price: $141,229 for November 2008

Total Sold Homes:  14

Currently Pending Homes: 44

Pending Bank Owned:  2

Pending Short Sales:   30....eeeeks!!!!

(68% of all pending homes in Indian Trails are Short Sales...this is especially concerning because of the pitiful closing rates on short sale homes and  this is not a very good indicator of actual pending sales...many of these homes will not make it to closing for many reasons...want to know why... click to read Short Sale Blog Posts)

Sale Price/Last List Price Ratio:  93.65%

*(This means that Indian Trails homes sold for an average of 6.35% off the  Last Listing Price)

Sale Price/ Original List Price Ratio:  75.58%

*(This means that Indian Trails homes sold for an average of 24.42% off the Original Listing Price)

The above data is very concerning to me and I am curious as to where the breakdown is coming from...is it the listing agent or the home owner?  Because here is the reality check...if your house is lingering on the market for over 200 days and you end up selling the home for almost 25% off off the original selling price...someone is either in denial or did not do their homework when properly pricing the home for sale.

If you are truly wanting or needing to sell your home in Indian Trails...price it aggressively and properly immediately and it will sell.  The only factor driving sales in Palm Coast, Florida right now is Price, Price, Price.  If you are not prepared to sell or list your home for what it is worth....I would recommend removing it from the market to assist in decreasing the inventory levels....this will assist in a faster recovery in the market.
