New Texas Inspection Standards

Did you know things are changing for inspectors and therefore all real estate agents, brokers, and customers in Texas?

The new "Standards Of Practice" (SOP) for inspectors takes effect February 1st, 2009 and may require more explanation by the inspector and possibly by the agent. The new standards and report form are very similar to the old but will require inspectors to call out more issues on virtually every home as a "Deficiency" which will replace the "Not functioning or in need of repair" check box currently in use.

For example, AFCI's are now required by the 2008 National Electric Code (NEC) for most every room in the house that is not required to be protected by a GFCI. Unless the inspection is for a newly constructed home in a municipality which has adopted the latest NEC then the inspector will be required to report a deficiency.
