 Your current furniture simply can't be a deciding factor in the search for your new home. 

  • Your family room furniture is modern so you can't look at a traditional home?  If you keep this mindset, you miss out on much of the active market and, quite possibly, a home you'd really like.

Disregard the size of your bedroom furniture or at least think about it in a different way-maybe you won't miss the 2nd night stand or you can put the armoire in the family room now that you have a walk-in closet.  Be creative and look at new homes as though you have no furniture baggage.  You'll be glad you did.

I have not experienced many buyers who are willing to throw their furniture away when they purchase a new home. Most try to place the furniture they have in the new home during a showing.

Also, most buyers have a certain taste and their furniture reflects that and so does the home they purchase.

That is a good thing to keep in mind when clients cannot find a property due to furniture issues.

 Maybe it's just me, but I get excited whenever a client of mine starts talking furniture placement, it means they are considering the property.  I would NEVER tell a client of mine to throw away or pretend to throw away their furniture so that I could show them houses that simply isn't them.  If your clients are telling you that there furniture is modern and they don't want a traditional house LISTEN they are telling you what they are looking for.  Try working with them not against them, your transactions will run smoother and everyone will end up being happy and then more referrals will come your way.

Michael, You're absolutely correct about people's furniture reflecting their taste and personality which is also reflected in the home they eventually purchase.  I'm merely suggesting buyers who can't think outside their furniture box try it and see what happens.

Dan, I've had buyers love absolutely everything about a home but pass it up for a home they didn't like as much merely because their newer bedroom furniture would fit in the master bedroom. 

Louisa, I hear you. When a buyer starts mentally placing their furniture in a home, they are beginning to seriously consider it. Obviously I'd never show a buyer something they didn't like.  Sometimes, it is Because I AM listening to my Buyers that I show them homes they hadn't considered previously and they do love them.

Joe I agree that sometimes you have to re-think your furniture needs. I had a client who fell in love with a house and it didn't matter that her second nightstand was just not going to fit unless she turned it so the drawer became unusable. She bought the house anyway as it was really a perfect fit even if her nightstand wasn't.

I haven't meet many buyers that are willing to get rid of all furniture either.  Even myself when moving had to think about where my piano would go when purchasing a home.  It would be helpful if buyers would consider more so whether they are going to bring all the old furniture or purchase new.  A lot depends on the buyer.
