Some of my best ideas stem from discussions enjoyed over a refreshing adult beverage with friends. We have dubbed these ideas "born over beer".

In one of those "BOB" conversations with my friend, Tania the other night, we decided that it might be time to create our own "Bucket Lists"....yes, sadly, life and middle age are creeping up on me...but even if they weren't, accidents do happen.

So, before I unexpectedly slip and fall on a banana peel it's probably a good time to put pen to paper and come up with some amazing things that I would like to accomplish before I end up taking a dirt nap in a lush green field somewhere...

For any of you that haven't seen the movie starring Jack Nickolson and Morgan Freeman, it's about two terminally ill men who escape from a cancer ward and head off on a road trip with a wish list of to-dos before they die. They call it their "Bucket List."

Then I got the (I think) bright idea to create a bucket list for real estate. With so many people mulling over the tumultuous state of real estate affairs and assessing their nearly empty wallets I think this is a good time to ponder what we need to do before considering throwing in the "real estate" towel.

It's simple to make a list of exotic places to visit or fun and exciting new things to try but not as easy to make a list of what we really need achieve to make those dreams come true. If we want to accomplish the amazing things on our personal "Bucket List" we first need to put our little noses to the grindstone and take the necessary steps (yes, that's right, people, work) to get our business in order so we will have the time and money it will take to start crossing those items off our list.

Here's what's in my my real estate bucket:

1. Prospect at least two hours a day, four days a week, every week for one year. (Gosh, I really, really hate this part because I'm such a slacker)

2. Pledge to give each and every client my personal best. (Really mean it, follow through and walk my talk)

3. Promise to always be truthful with my clients even if I know sometimes it will not be a pleasant conversation. (No, your home is not "special" Mr & Mrs Seller and not everyone will be impressed that you manage to house four oversize dogs, three cats, two guinea pigs, a turtle, an ant farm and a colony of walking sticks in a little under 1200 square feet)

4. Take at least four new listings a month, every month for a year. (Some months two, other months six as long as at the end of the year it all equals out)

5. Write at least four contracts a month, every month...you know the drill....(FYI: this would be accepted contracts, not just wallpaper)

6. Write five thank you notes every day, five days a week to someone who showed me kindness or went out of their way to do something nice for me when they didn't have to. (That shouldn't bruise up too much)

7. Get one new designation for 2009. Education is a good thing...(I'm working on my CRB)

8. Blog consistently.....at least once a week, every week...yada...yada...yada. (Hands down the easiest, that's why I saved it for last)

What's in your bucket for 2009? You can list your personal or professional bucket items here because they are interrelated....you need one to get the other.

I've been in real estate so long that I really would rather treat my real estate goals/action plans different that my Bucket List (by the way, a wonderful movie!).  That gives me a good idea to work on as a New Years list for future goals to work towards on a personal fulfillment level.  Thanks for sharing and sparking an idea.

Okay - I'm really the slacker - I thought I was doing well by trying to do one thank you per day - - - my bucket is simple -

under promise - over deliver, follow up and follow through.  That pretty much keeps me out of the casino, bars and on my toes!

Steve: Dang! How could I forget that?? I'm soooo blonde sometimes! Thanks for the reminder.

Jay: Yes, we all hear it...then tend to sock it away and not think about it. Thanks for the comment!

Being so much closer to the dirt nap than you, and not drinking much beer, my list has shortened over the years and includes things I would like to do. The ideas you have her are excellent thing for all of us to be doing to be able to afford the like to do things on our other list. Thanks for the inspiration.

I LOVE this post!!

It's cute, funny and well written, but most importantly, it is motivational.  It speaks to me the way I need to be spoken to.  Direct, concise and with humor!

I'm diligently working on my business plan right now.  I'm going to start with your list and then layout EXACTLY how I plan on accomplishing each item.

Thanks for sharing!

Oh... and for what it is worth, I think I was BORN OVER BEER... or was that conceived?  Hmmmmm, either way, cute title!!  LOL

Cecily...my bucket is more like a well and pretty deep.

For starters though.

1.  Have a "Real" Written and Measurable Business Plan.

2.  Have an Action Plan to keep you on track and accountable to your business plan.

3.  Lead generate a minimum of 3 hours per day 5 days per week.

4.  Pre-Qualify each clent thoroughly (Listing appts), Buyers etc.

5.  Have a bullet proof "GREAT" listing presentation...remember that "Good is the Enemy of Great" to quote Jim Collins from his book Good to Great.

Thats just the tip of the iceberg.

For those of you that don't have it already, I strongly encourage you to get the book "The Shift"

It is available online at www.millionairesystems.com

Sincerely put into practice the 12 steps/disciplines and you will totally own your market when it does turn back into the easy money "rising tide" which will certainly return.  The pendulum cycles are well documented.

All the best!

Cecily - this is a great post and should be required reading for agents both new and old alike. Your "Bucket List" is definitely something everyone in business should have. Without one, you're just spinning wheels. I have what I refer to as my "List 'O Plenty". On that list includes many of the things you have on yours, plus all my daily things that need to be taken care of. On a side note.....You're way too young to be worm food so watch out for those bananas!

Here's a picture of me on the way to my most recent listing appointment!!

Craig: Just curious....did you get the listing? Looks like you found one of those banana peels and took a dive yourself. Be careful or I'll be sending flowers to your funeral...ha!

Ah Ha! Yes all work and no play makes Sean a boring guy, but a Sean with no cash is an equally boring guy. I have no desire to buy the book "101 recipes for Alpo"

BOB. I love it.

I think my "bucket list" is simply my To Do lists, so I have a daily bucket list, a weekly bucket list, a monthly bucklist, a quarterly bucket list, an annual bucket list, and a five-year bucket list. By being persistent and consistent with my daily bucket list, I've always been able to accomplish what's on all my other bucket lists.

My new bucket list will have only one item on it...

1. Dust off the first bucket list and implement it daily rather than every third day!

Thank you for the post, it gave me a pit in my stomach which tells me I'm not always doing what I need to be! I definitely needed a reminder...and I love the BOB concept!

Trish: First...find the bucket, huh. Glad you liked the BOB concept....and it's so true. The most inspired ideas come to you when you are sharing with friends....I think I've used over a hundred cocktail napkins jotting down ideas BOB. It's always interesting to pull those crumpled napkins out of my purse the next day and look at them.

The Bucket List was a great movie.  If we all had enough money to fulfill our bucket list like Jack did in the movie, I'm sure all of our lists would change from what they are now.  Anyway, great idea, and I also like the fact that you are creating thought provoking ideas over an adult beverage.

Troy: Exactly! Everything is so much easier when you have enough shekel's.... A refreshing adult beverage usually inspires new ideas. We meet on Thursdays and call ourselves the "PTA" (part time alcoholics). It's a girl group and lots of fun! Grab a wig and come on over!
