Odors...flowers...first rain...new car...stinky socks...freshly painted house...Smokey house...

You can most likely get a clear "smelly" image of each of the above odors.  Our nose tells us a lot and it doesn't lie!

Be aware of odors in your home-both pleasant and unpleasant. If your family room smells stuffy and stale, or if your cat or dog has left a distinctive odor in the hallway, take action by eliminating the source of the odor rather than merely treating the effects.

Smells have a powerful effect on the way people react to a house, and no amount of room freshener or vanilla on the light bulbs can mask a serious odor problem. In fact, such remedies may draw attention to the problem. Real estate agents have seen homes with an odor problem languish unsold on the market for months or sell for significantly less than comparable homes in the neighborhood.

Some common odors to be aware of include:

  • Pet odors: Strong pet odors can be a red flag to many potential home buyers, especially those who do not have pets of their own.  Potential buyers may be scared off by this, automatically assuming that you do not take care of your home due to the smells.
  • Smoke:  This is obviously a big turn off and most of the time a deal breaker for those that do not smoke themselves or are, perhaps, allergic to smoke.
  • Strong Cooking Odors: This is usually from cooking with lots of grease, spices or garlic.  It may also be from strongly flavored ethnic foods.
  • Mold/Mildew: If you have this smelly problem it would most likely be in the bathroom, a place that get a lot of moisture and may not get enough ventilation.
  • Overly perfumed scents: These include strong air fresheners, diffusers, candles, etc.  Although your nose might be immune and no longer smell the scents, other guest will be able to.  Ask a friend or family member to give you their "outside" opinion on if your home smells overly perfumed.

If you think that you may have a problem, talk candidly with your real estate agent. Your agent should be able to offer some constructive suggestions, and perhaps refer you to a professional who can help banish the odors from your home!

Good point, but I am wondering how you go about letting a client know that their house needs to be deodorized?

Good question.  What I do is when we have the other realtors in our office preview the home I ask them for any objective feedback.  If any of the realtors, including myself, notice an odor I let my client/homeowner know that when the office previewed their home they notied an odor.  I might give them a name or two of good companies that would be able to help them effectivly deoderize their home.

House ordors can be a real problem, as the seller is accoustom to their home and therefore the cooking, pets, and smoke does not bother them. 

You might have to be the bad guy and let them know you are only trying to do what is best for them in the long run.

Check out the lamp bergere product, it is the best I have found for house odor.
