Follow up on those leads



Follow Up is the key to any successful real estate venture.

To a real estate personnel, realtor, and investor follow up is imperative. Coming into the office on Monday mornings I have had a lot of calls on signs, flyers, and advertisement that we put out over the weekend. I am going to hand over to my assistant the list of calls so that she can conduct the follow up that needs to be done. Not only is she going to conduct a follow up from the weekend but she is also going to make sure everyone got into the property to view it. At this time she can also answer any additional questions or concerns that they may have.

I also have my assistant conduct a follow-up on all the properties that we have already sold. We have sold a few properties and my assistant will go ahead and take the names, phone numbers and email addresses from the files of people that were once interested in that property and follow- up with them. She will see if they have already purchased a home and also build a buyer’s base to allow us to market to those people again. They are part of your marketing that came from your marketing campaigns and you need to follow up.

80% of the money made and checks cashed come from following up on all of your leads. It doesn’t matter what they are or who they are. You just need to realize how critical following up with everyone is to cashing checks on a regular basis. You need to follow-up on all leads your signs, your ads and your calls have brought in. Whether the property is still available or sold the caller is an active lead.

Another tip is to see which realtors have sold properties in the same area where you have your property. Call those realtors and see if they have some buyers that they potentially could send to you for your property. Offer them a commission as well. They have already done the marketing so using their buyer list is definitely a enormous advantage for selling your property in a down market.

When contacting a realtor who has sold properties in your area, make sure you follow up with them. Get their email, phone number and fax number. Use this information to create a realtors contact list. You can always tell them that you are working with the bank and seller to liquidate properties or whatever you are doing in the real estate industry. If you are a realtor and just selling properties, you can always contact other realtors, agents or investors for that matter to purchase properties in your area.

We put up a lot of bandit signs that we call yellow signs. The marketing we use on these signs are “Trustee Sale”, “Home for Sale Cheap”, “Bring us an Offer”, “Must Sell”, etc… The use of different wording that we have on signs will attract a variety of buyers.

The reason I am writing this article is because I have been asked over and over again, “how are you finding buyers in this market”. In September we had over 16 closings in the office with people that we are involved with. In October we had 6. Then in November we had 6 or 7 closings. We are in the month of December now and we still have some contracts that are suppose to close. So we still are closing deals, selling properties, and liquidating our inventory.

Even if you are not doing Short Sales and you’re listing properties, you are definitely going to have to get the marketing out there. We use the bandit signs. We put out at least 10 signs per property and that’s a bare minimum. You should use language such as MUST SELL, BANK LIQUIDATION, OWNER MOTAVIATED. There are all kinds of language to get properties moving. You need to get activity on the property.
