What a day today! I woke up this morning and to my surprise the 30yr fixed was down to 5% and in some cases 4.875% - WOW! Couldn't believe it! Will it last? That is the question.

And althougth the rates are lower its still doesn't change the fact that the guidelines remain unchanged. In return lower rates are not going to help move homes any faster than the rates seen in recent weeks. Until something is done on the investors side to loosen guidelines to help people "qualify" we will still remain in the same position.

Will I still believe this is good news.  I don't see how it could hurt.

Rates are the KEY to the recovery.  This will spur action from scared buyers.  It will free up cash for homeowners with higher rates.  It will stablize things.  Come on Mr Paulson 4.5%, get it done.

They are pumping even more money into the banks hoping it will drive down rates further.  Like Ray said, I also heard a target of 4.5%!  MAN WOULD THAT BE SWEET!  I always have said if they want to really solve this crisis, let everyone refi into a new loan at 3% and it could actually happen (fixed of course)!

I agree and thanks for the input. Don't miss understand my point - LOW interest rates are GREAT, but  we still have challenges ahead of us as far as values (depending on area) and new guideline changes. Over all though 5% is a huge leep in the right direction!!
