Looking at what my subscribers on IDX are getting and what I see makes me jump. Oceanfront Unit in Plaza Resort & Spa in Daytona Beach For Just $86,900!!!
A unit in Plaza Resort & Spa, 3rd floor direct oceanfront (I am looking at the listing and all this information from the listing) and all that is for ...$86,900!!!!!!!!! Wow.
And it gets even crazier. The Bank, that owns the unit, according to the listing agent, would finance at 10% down and would pay 2% of Buyer's closing costs.
Darn, I do nothave any cash. I would not have let it go. 2 years ago I was not even looking in that direction, they were so darn expensive.
What is good aboutit is location. Better just couldn't be. It is close to the convention center and this is a convention property, so their rents are higher on average and their occupancy rate is higher than for 99% of other hotels and/or condo-hotels.
Well, as usual, somebody loses, somebody wins. These were $350K+ units just 3 years ago, and people were snatching them. Exceptional property, exceptional potential profit.
There is not money to make on it for me now, but I wold love to resell it for you in 3-4 years, when it is back to $350K.
365 sf unit on the 3rf floor. Fully and beautifully furnished. Large screen Plasma TV, cherry wood and granite! The condo resort is on a `no drive` zone of the beach, 80' X 40' heated pool,15,000 sq. ft. European Spa complete with salon; bar, restaurant, convention center, 24 hr security, etc. On site rental company will set up golf packages, tickets to events/shows. Unit is currently in rental program. Condo-hotel has undergone a $70+ million renovation.
Do not procrastinate, this is not a market price, this is a deal price. the only other unit on the same line is on the 7th floor for $272,000.
Call me ASAP, if you want to get something that good for the price that low. Or maybe we can wait so that the bank would pay us to buy?
Jesse - The developer was laughing. They did not even have a real estate broker to market for them, people were coming of their signs on their several properties in Daytona Beach.
And I know perfectly well, that they will be again like hot cakes a few years from now.
I Jon, that looks like a great investment and the price is amazing. It would be great a month to month rental , seasonal but seems like a great price someone, for sure.
William - they are 3-4-minute walk from the expanded convention center, and their bookings are good by local standards, so renting it is better if left with the front desk the way it is.
There is a lot of promise in this property and other properties by the same developer for Daytona, and I would love to see it come to fruition.
In these tough economic times we hope that good companies survive, and I wish them all well.
