New construction in the Encinitas real estate market, especially near the beach, is rare.
I first wrote about these new condos being built in Encinitas just around the corner from one of the nicest beaches in the area, Moonlight Beach.

Here is some updated information.
- Homes will be ready for occupancy around the end of January 2009 (residential and commercial).
- There is a list of folks who are waiting for spaces to lease
- An investor can buy a group of spaces of all, depending on negotiations with the builder
- Seller financing is available (10% down is required)
- Projected lease rates for the commercial spaces (15 of them, on the first floor) are about $3.50/SF triple net.
- Pricing is the same as was reported previously - residential units from $1,422,900 to $2,521,975; commercial units are $530,100 to $1,108,650
- 2 residential units have been reserved with 1 commercial unit also reserved. All residential units have parking for 2 cars - a combination of either a 2-car garage or a 1-car garage and a space in the underground garage (also used for the retail spaces).
- HOA fees (there are no Mello Roos) for the residential units range from $477.70/mo to $535.39/mo; commercial HOAs are $436.10 to $475.14/mo.
You can easily walk to the beach, just 3 blocks away, and the main commercial area of downtown in Encinitas (1 block). If you would like more details, please let me know.
