DOM = Days On The Market (Not a TRUE reading, since it may have been listed several times with several different agencies.  It is only a reading of the LATEST listing period.  Example:  I just closed on a listing I sold in 58 days.  It will show as DOM 58, when in actuality the condo was on the market with 3 other agents for 6 month each time and did not get sold.   The true DOM in this case is 3 X 180 + 58 = 598

$/Total SQFT = The value of sold condo per square foot of living space.  Example:  1,000 sq.ft condo sold for $100,000 the $/Total SQFT = $100.00 

In the 2BR/2BA category for the Shore Drive/Arcadian area, we currently have 230 condos available for sale.  Only 91 of them have been sold this year (since January 1, 2008).  That represents 39.57% of the total inventory for the year, or 3.60% per month.  At that absorption rate, it will take almost 2 years and 4 months to sell out of the current inventory.
