Renovation vs ResaleShould I renovate/upgrade my current Fishers home or buy another home is the 7th question in our series on the Top 10 Question in Real Estate.  This is a very popular question, especially with the current economy.  Many people are thinking about ways to get their current home to work.  I'm going to combine another question as well; what renovations will get me the biggest bang for the buck when I sell my Fishers home.  Many folks will start to prepare their home for a Spring sale, so now is a great time to talk about this too.  As your local Fishers Real Estate professional, here are my thoughts on things to consider.

If there are things that you can do for low cost, you certainly should do them.  For example, upgrading light fixtures, hardware on your cabinets, fresh paint, cleaning your carpets, and upgrading bathroom or kitchen faucets are great ways to feel like you've entered a new era or to prepare your home for a future sale with little cost.  If you plan to stay in your home for several years, taking on bigger projects such as upgrading cabinets, appliances, showers make sense.  You'll be able to enjoy them and increase your resale at the same time.

The areas in your home with the best resale in the Indianapolis area are probably no secret; they are the kitchen and the bathrooms.  If you have carpet in your bathroom, consider putting in tiles for an updated clean look.  If you have old brass knobs on your kitchen cabinets, now is the time to move to either black or brushed nickel.  Countertops don't have to be granite, in this day and age there are many options that are more reasonably priced.  Typically kitchen and bath remodels return about 80% which is much higher than many other projects.  Two things to keep in mind as you remodel your Fishers home; first do not renovate outside the price point of your neighborhood.  If you live in a $150,000 Fishers neighborhood such as Sunblest, Britton Ridge or Sterling Green, don't spend $20,000 to renovate anything!  Second, stay within the period of your home, if you live in Meridian Kessler don't replace the glass doorknobs with modern hardware.  Meridian Kessler, while not in the Fishers Real Estate area, is nearby.

In looking at your home for resale, think of PPFF.  Those initials stand for Plants, Paint, Floor and Furniture.  You want to look outside (probably in a different month than December!) and evaluate your home.  What landscaping will make your home pop from the one next door or across the street.  Painting is a great way to freshen a room; if you are planning to sell try to stay with neutral colors or at least within the same palette throughout your home.  Flooring means to clean your carpets if possible or you may have to upgrade/replace to get your home sold.  Finally, move your furniture away from the walls to create a more warm inviting area.  Couches don't have to be against walls.  Create interest and flow with accessories including pictures, plants and other art work forms.

The short answer to the question is if you love your neighborhood and are not bursting at the seams of your current home, remodel to make it work for you.  If you need more space, then do the simple cost effective things and get your home ready for the market.  Pristine, updated homes in Fishers are continuing to sell.

Great advice Cindy, I really agree with the part about over renovating for your neighborhood. Seems like a lot of people do nothing or go crazy.
