My latest issue of REALTOR arrive with my favorite annual feature: the Cost Vs. Value guide. The news is good. While home prices fell nationally by 7%in the last year, home remodeling held its own, declining only 3.86 %. So the verdict? Investing in your homes still pays off, and will continue to when you get ready to sell. Even the little stuff. It staves off the ugly period when you're under contract and trying to negtiate niggling issues with a buyer - those GFI outlets, hot and cold water faucets are reversed, the connections in the dishwasher are a bit funky,

At the height of the last market, in 2005, home owners could expect to recoup around 87% on an aggregate of 30 projects surveyd. Last year the ROI was around 67.3 percent.

In the Middle Atlantic region where I help people buy and sell homes, the bigger winners continue to be kitchen and bathroom redos,whether midrange or upscale  and decks, either composite or wood. We love our barbeques! Windows, siding and roofing, not surprising, rank with higher than average returns. And as en ecobroker I'm going to suggest you go green - low-E windows for sure
