Hi everyone, there seems to be a lot of confusion regarding timeshares and the differences between normal timeshare ownership and the Disney Vacation Club. Jaki and myself have been specializing in DVC re-sales since 1998.

The main difference between standard TS ownership and DVC is tha ability to re-sale your ownership (very active market and highly demanded product). When Disney first opened Old Key West in 1992, they were selling for approx. $52 per point (DVC is a point based system). Those owners are now getting approx. $79 a point for their Old Key West deeded ownerships. I have been in the timeshare industry since 1988 and DVC is the only product I have ever been aware of that has returned a profit on the initial investment for most sellers. It took a company with the power of Disney to install a Right of First Refusal on all DVC re-sales. This has stabilized their products price on the re-sale market. It also keeps their new product (ownerships purchase directly from Disney) competitive with the re-sale prices. Smart!

If anyone in Florida tells you a timeshare is an investment opportunity, they are breaking Florida law. In traditional timeshare ownership, you will pay top dollar from a developer and when it is your turn to sell, good luck.Timeshares are to be purchased to use. DVC is a Disney World product and has a built in fanatical following. Completely different from a developer who is selling a nice condo. Disney is selling the "Dream".

Most owners realize when they sell that they get their initial investment back plus usually a little more. With this happening, the true cost of a Disney vacation is the maintenance and taxes you, as an owner, will pay yearly. The average m/t are about $900 a year. Based on the cost of a studio unit on the rental market for a week:

It would cost approx. $2,800 for a week in a studio at OLD KEY WEST during Christmas. So, most owners feel they would have received a $2,800 vacation for the price of their $900 maintenance and tax charge.

Disney Vacation Club has changed the timeshare market place causing companies such as Hilton Grand Vacations and The Marriott to inact Right's of First Refusal to protect their value.  Smaller individual developers are feeling the pressure to convert to a point based system, due to the popularity and flexibility of the DVC plan.
