When I first started in Real Estate I tried to build systems for every aspect of Real Estate. The one thing I had trouble with was finding a system or an idea that would help buyers pull the trigger. As you know, one of the most important jobs you have as a buyers Agent is to help your customer figure out which home is the best for them. Many Agents are starting to rely on the customers to send them every listing they want to see. It's your job to see if they really fit into what they need as well as find others that fit their needs too.
Once I know the homes I want them to see, as long as they have the time, I pick 16 homes (8 the first day and 8 the second day). The first day is all about listening to them and taking notes. I want to know exactly what they are looking to buy. If I'm talking while showing homes, I'll miss important points.
The second day is the buying day, that is unless we found something the first day. The second day I arrange the house that I believe they will buy, second to last (7th position in this case). The concept is simple. By the time they have looked at 6 average homes, the 7th one will give them the WOW! affect you always want to see. Then the 8th or last home will be like the first 6. Then simply say, "you really seemed to like the last home better than any others, would you like to go back and take a second look?"
This is probably the most salesy thing I do. My goal is always to help the customer first. I figured this out by accident, simply as an observation that happened a couple of times without thinking about it. However, once I started implementing this tip or system, I started selling many more homes within the first two days of showings instead of the 30+ homes when I didn't know exactly what they are looking to buy.
I'm not sure if this makes sense. However, just be sure to show the best house second to last. If you do, you will see results! Let me know if you have any questions!

Good, you still came up with the system. I am a bit scared by 8 houses a day, it sounds a bit difficult for the Buyers, but the idea of showing the best home second to last, is a terrific idea.
It works with however many homes you want to show. I usually have shown 6-8 homes for per day with my customers. Many times I was able to do this on the first day if I did a good job on the phone with them to learn their needs. Regardless, showing the best house 2nd to last works great!
I understand in today's market it is a challenge for people to make a decision. Everyone is so afraid there will be something better down the next street. Thanks for sharing you tips!
