photo courtesy of ericortnerA couple months ago I wrote a post about cleaning a property for a seller that didn't live close to the property I was selling for them. I cleaned it just to try to get it to sell faster and that if I had to do it all over again that I would.

Well, I had a potential seller call me because they had a home that they wanted to sell that was just getting out of probate. They lived in another state and they knew the house belonged to a packrat. This person was willing to sign a 2% extra commission and a long term contract to have me take the listing and do my magic with it and get it sold.

I am heading out to the property next month when it is officially out of probate when all the liens and possible disputes have been resolved on the property, but I am going to take pictures and send them to the seller to show the difference. Hopefully they will give me permission to print the before and after pictures.

now that is value added service.  Much better then the guys who cut their commissions to the bare bones and do as little as possible for it.  Excellent job!

Todd, It always amazes me of how fast the word service travels. You deserve all the business you get from this. I hear to many agents say "I don't do that." Its refreshing to see an agent go the extra mile for his clients...

Great service will get around.

Like you, I help clients get their place cleaned out. But I hire people to do it (my way of delegating and stimulating the economy by hiring folks for this kind of job).

Let's all keep going the distance for our clients, and change people's perception of realtors towards the good.

Todd, I had a listing where the Grandmother passed away and the seller was living in Arizona....Craig's list here I come Free for the taking....in two days the place was empty..people like free stuff... It is not suprizing that you are benefiting from your extra service. Going the extra mile allways works:)))

Sounds great to me.  Normally sellers want you to do all that extra work and they will not pay you an extra.

Wow, that's really going above and beyond the call of duty. I have been contemplating doing the same for a short sale I'm working, but am not likely to be compensated monetarily for my efforts.

Morning Todd,

You are a very industrious man. Good for you. You should reap many a harvest. Would it not be in your best interest to have the remuneration for this effort listed separately on the transaction statement as as outstanding debt to be paid by the sellers rather then an added percentage to the real estate transaction?

This year we staged a beautiful model home for the tour of homes.  When we went to the home on one of the tour days, there was a pile of dirt in the corner of the dining room -- right by where people walked . . . the realtor said it wasn't her job to do it . .
