Using "Home Buyers Scouting Report"?

Just bcurious for some feedback from the 'rainers.....

For those agents who are working with "Home Buyers Scouting Report", how do you find the service? Do you get positive feedback from your clients? Does it help you "keep them in the fold"? Does it help you increase business?

I'm thinking of purchasing it for some of my good independent Realtors,  but I'd really appreciate feedback from some folks already using it.

I do have to say the leads I have gotten from it are good ones, but I haven't gotten as many leads as I have on my own. Personally I feel there are much better programs out there that seem to be more focused. Home Buyers Scouting Report can really only search for 3 bed / 2 bath and can't really break down by neighborhood / house style and other things that are important to buyers.

Basically it gives to broad of a search that you can't break down like you can with al ot cheaper IDX programs that are out there. (14-7)

I used this program as a Realtor and didn't find it to be all that great. Didn't really help to secure any extra clients.

A lendor I work with offered this at her last company she was with and I signed up and didn't find it very helpful. I thought it was a little difficult to navigate and I was not impressed with any leads I got. I got many more by just doing my own thing. ???

We have used Home Buyers Scouting for over a year now and the results have been great.  You have to partner with a lender who knows and uses the system.  We tried it several years ago with another lender without much success at all, but this time it has been very different.  Our buyer's agents use it at Open Houses, and have found that for those buyers just starting to look, it gets them tied into us and the lender much better than any other system we have tried.  It takes work though and you have to be willing to follow the system.

Thank you for the feedback! I've been offered the chance to get this for some of my preferred Realtors but I can't decide if they will find it useful or not. I appreciate all of your comments on this! Thanks for taking the time to respond.

You know you can get this free from most MLS systems (as an agent), and most are pretty good, especially the SoCalMLS one. And as a Lender, you can use any of the IDX solutions out there that have a good follow-up system... I like IDXBroker.com (and no, I don't get referral fees from them :)

The Home Buyer Scouting Report for myself and those Realtors I sponsor has been excellent. However, I concur with the couple above who said that it depends on how much the lender and realtors use it together.  What I have found to be helpful is immediately after enrolling a client, I then give them a brief orientation after they have logged in so that the become familiar with the software immediately.  I have received rave reviews from my borrowers and of course they pass this on to the realtor so that it motivates them to obtain more contacts.  These contacts are not NOW buyers but rather 3, 6, or 12 mos. down the road. The HBSR provides an ideal incubator and contrary to one of the respondents above it does allow you them to search by neighborhood, school district etc. in fact it even allows them access to school CSAP scores, principals names and student teacher ratios.  There is no other product on the market that has ALL this info in one place. After every presentation, my borrowers are absolutely amazed at the depth of info the HBSR site contains.

I did finally decide to take the plunge and have signed up a few Realtors. It's only been a few weeks, so I don't have any credible results to share yet, but I hope to soon!!

Hey Pete.....and everyone else....

I've had the system in place now for the past 4 months. It hasn't brought in any new clients....yet....but there are very promising signs.

I have (of course) found that the 2 realtors that work with me in making the calls.....and have at least 9-10 new leads a month from opens have about 40% of them close to buying. The one realtor that just has 4-5 new leads isn't generating a lot of activity....so she is not making the calls....which gums up the way the system can work.

I'm going to stick with it and try to add a new agent or 2 quickly.

Hello Loren and everyone!

The Home Buyer's Scouting Report System offered by HBMII is working only if you work the system...you have to do your weekly "green dot" calls and e-mails, you have to show the buyer's how to use the web-site, so they can see that HBSR is the best way to shop for a house...It is a Contact Conversion System and at NO point should generate you any leads. Realtors must generate the contacts and your job is to help them convert those contacts in to sales by parking those contacts in HBSR.

We just started using HBSR and enrolling agents and have little results so far only because it is intended for the clients who will be buying in 3-6-9 months down the road, but agents must enroll more buyers in order to see the results: 30 buyers out of which 70% logging in and use it. The only way to get the future buyers to use the site is to walk them through it and show all features and what information is available to them. Once they see it all - they are hooked!!! It takes time and effort but it will pay off!

I am enrolling agents in Denver Metro Area and I only work with agents who are serious about their business and want to close more deals. If you know any Realtors in Denver I will be more than happy to talk to them and show how the system works and how they can get more closings. Please feel free to contact me.
