I often hear comments about Realtors providing their own home staging talents and services to their clients.  Having been a Realtor for a number of years, I can relate to Realtors that do home stage their own listings.  I did for years!

However, since early 2007 I have been a referral agent only and focus all my time and energy on my Home Staging Business.  As a dedicated, full time professional home stager I have learned is that there is a tremendous difference in staging as a Realtor as opposed to home staging as a professional home stager. 

One of the differences that first struck me was the home seller's attitude towards my recommendations. 

As a Realtor making suggestions for de-cluttering and re-designing to improve the marketability of the home seemed to be somewhat offensive to the prospective seller.  If I approached the subject at the time of listing, I didn't come across as "friendly" or as "enthusiastic" as the other Realtor that portrayed the "all is hunky-dory", with no criticisms.  If I waited until after I had the listing to lower the boom, well . . . that's just not honest, good business.

I find that upon entering a home as a professional home stager I generally have very open acceptance.  Home sellers drink in all of my advice, digesting all recommendations, understanding that it has nothing to do with how they live in the home, but rather, how they can best present the home for sale so they can move on with their life.

As a Realtor making a cosmetic suggestion the seller often felt resentment, as a stager making a cosmetic suggestion the seller interprets it as professional advice.  Keep in mind, I was the same person with the same knowledge, talent, delivery, poise, and tactfulness, but when it came to home staging the sellers liked my staging hat better.  

The second difference I've learned is the level of service I can now offer to home sellers.

I now have a structured home staging business with a business plan, profitability, and the necessary inventory to accommodate the home seller's needs at affordable prices.  Let me stress two words, . . affordable and profitable. 

•·          Affordable to the home seller, which will encourage a profitable sale

•·          Affordable to the Realtor and profitable as providing inventory, shopping, storing, and time are not eating away at the anticipated commissions to be earned

•·          Affordable to me, the home stager, as I have a specific business plan for home staging that produces profitability.

I recently finished this home staging re-design for the market here in the Atlanta area.  It has inspired this post for all of the reasons stated above.

As a Realtor, did I have the talent?  Absolutely!  As a Realtor, did I have the knowledge?  You bet cha!  As a Realtor, could I have convinced my client to make the changes?  Maybe!

However, if I had been this client's full time Realtor, without my focused full time home staging business, I seriously doubt I would have been able to affordably and profitably accomplish this re-design.

Here are the photos from my first visit to the home.  As you can see the clutter is not representative of how they lived, but rather the home in the midst of packing.  My task was to filter through what they had that I wanted to remain behind so I could accomplish the re-design using as many of their own items as possible.

The next set of photos is from my second visit to the home.  As you can see, I recommended they remove the majority of their belongings.  At this second visit I was able to determine the inventory I was going to bring in and at the same time identify some items for the seller to purchase that would be of benefit to them in their new home.

Love it!  Yes, you can do both, but as you say is it practical, affordable, or profitable to do so.  I like that you can bring in first hand experience on Why trying to be a Realtor and a Stager for the seller just doesn't work.  Great examples too, it's funny how people take the same news better when coming from a professional stager.

What a majorly well thought out post with great information and photos in all phases Karen D!

You not only took the time to give us all such pertinent points on why home sellers take the advice and recommendations from home stagers over their Realtors (for very valid reasons but also misguided IMHO - I believe a Realtor should know what basic things to say and should say it but I do understand how a seller may react) but did a photo diary too.

Your post reinforces the partnership that Realtors, home stagers and sellers should form in order to bring the whole package to the closing table.

Hi Karen! Great post! I agree with everything. I have my license, but I  choose to stage and leave the selling to the full-time Realtor! Realtors can leave the staging to full-time stagers :)

Hey there, Karen O!  Glad you valued the post.  I agree that Realtors should know the basics and the Realtors that are the most successful and stay in the business absolutely do "get it".  It's implementing the plan when the staging involved demands more than pressure washing, tweaking accessories, and finding storage.  Then home staging goes beyond what the Realtor can successfully address in most cases.  I always love your comments and thoughts.

Very nice post Karen, as I have come to expect.....  Interesting that just a couple of days ago a local agent who also staged her listings, (Very well I might add) called Linda to see if she was interested in purchasing any of her inventory!  the reason...  She just does not have the time to do both really well!  She felt that she could do both functions with a high degree of professionalism but just could not do both at the same time.

Your local agent is singing my tune.  Trying to do both is like an agent also running an appraisal business.  They may be an appraiser as it brings value to pricing their listings; but they are not doing the actual appraisal for the lenders!

Another great informational post Karen and super-duper photos of your work. 

NOW how do I convince the local agents of this.  Have been trying to educate for 3 years and there's still a great deal of resistance.  My last realtor newsletter addressed this very issue so I guess that I just have to keep the message clear.  Those that use me know that it's different coming from me rather than them  and it's a relief for them but the number is small.

Hey Ginger -- it is a struggle but truly there is a huge amount I can now contribute that I couldn't before (without robbing my own home of accessories and furniture)  And honestly, people are so much more accepting of my suggestions.  I think we just keep pushing and inevitably the majority will come around.

I have a realtor friend who told me when I started out that his clients are much more willing to change something if it comes from a designer/stager than if he suggests it.  He includes a consult with his listings.

Karen:  You're SO right on the point about bad or even uncomfortable opinions coming from us Professional Stagers instead of the listing agent.  My favorite REA called recently and asked me to, "You go tell them their overgrown, ugly ocean of plants need to go!  Maybe they'll listen to you."  They listened and she kept the listing.  We all won.

The Realtors I work with often comment that hiring me frees up their time to do what they do best and they feel like they don't have to be "the bad guy". You expressed that so well!

I'm wondering folks opinion about becoming a certified home stager as a Realtor by taking a 2 day course with Stagedhomes.com for Realtors only. They also offer a 3 day course for persons wanting to open a home staging company which is different and more intense.

Hi Karen,

First off, you do very nice work.  You also sound like you have a solid plan and since you have worn multiple hats in the past, you know both sides, which is rare for home stagers to know the agent side of things.

I have found it near impossible to find a reasonably priced, reliable, no major hangup/showstopper home stager, so my wife and I (both ASPs) have taken on most of the work ourselves.

"Picking your Hat to be profession specific?"  And, the client perception is everything and you've hit it right on. I couldn't have said it better myself.  It's funny, it's often a question at our Expos and when I address it the Realtors get quiet and just don't comment anymore.  When, like Gary says, they do their job well, they are too busy to do justice to both.  SO they choose.  And their clients are better off for it as they aren't being cheated in either arena.  You are a pro in every sense of the word and your Realtors are lucky to have your understanding on their side.  Good post.
