As you can see, while the sales prices have dropped substantially - price range of $1,000,000 to $48,500 from $2,200,000 to $63,000 - the time frame these condos are staying on the market remains virtually unchanged for Myrtle Beach Proper, even though the available inventory has been reduced by almost 25%.  If you are a seller, you are still looking at 3 years and 3.5 months of waiting to get your condo sold.

 

North Myrtle Beach is having a brisker sales activity.  While condo inventory in the North Myrtle Beach area has been reduced by over 23% compared to last year's, sales were up by 2.61% for the third quarter compared to last year.  That means that instead of lingering on the market for 3 years and 8.5 months, condos in the North Myrtle Beach area are selling within 2 years and 8 months, shaving a year off the wait time.  Are we on the upswing in the North Myrtle Beach Condo Market?  Maybe!

I had this posted a few weeks ago and took it out, so I could post something else (I had overblogged for that week and had a real winner - a featured post - I deleted this one for, so I could garner the points).  I forgot to re-post it the following week. 

Due to the recent success of the blog I wrote about posting statistics, I searched for this post and realized that I had forgotten to re-post it, so here it is, back again. 

I hope this helps paint an accurate picture of what I mean by simple market statistics.  It also illustrates how important statistics are to understanding the current market conditions.

Sonja:  probably not; that's why I do a translation of the figures in words anyone can understand.

Colleen:  I just noticed your comment (I should be more diligent in servicing my blogs better...).  I will send you all the recent activity there broken down in 1 and 2 bedroom units, since I don't know what type of unit she owns.  I am very familiar with that complex.  They are quite appealing on the inside with 9ft. ceilings and great views of the golf course.  Only 5-6 minutes to the beach with palatable hoa dues.
