It's been such a busy time and so long since I've blogged. Hopefully I'll be back more regularly now.

One of the houses that we staged recently sold. The builder had another home next door with an almost identical floorplan, so he wanted us to move the staging to that home in hopes of closing a sale. We moved the staging next door and used the same inventory, but in different places in the house to create a slightly different feel. I thought it might be fun to share the photos with the subtle differences, since we wanted to mix it up a little.

Living Room in the first home was more traditional and shifted to a bit more modern in the second home

A dining room with and without place settings

Family room downstairs with different placement of furniture

It sure is a treat to have the opportunity to move staging to a home next door instead of loading everything back into the truck and repacking for another job. Have you had the chance to do this yet?

David ~ Great job showing the subtle differences in these homes. I think both homes will appeal to the target buyer because the furnishings highlight the home's features (as we tell our clients, staging isn't about the furniture!) It's fun to see how you used the same pieces but in different ways!

David ~ That's great! I kept going back and forth between all the photos. I love how you interchanged the living room and family room furniture. I was going to ask how it works moving stuff next door; how many trips back and forth do/did you make?

Laurie ~ You have a unique perspective being a twin! It is sort of like a do-over although the first one was successful, so we didn't want to tweak it too much!

John ~ It's amazing what color can do to a space. The color difference is very subtle and if you were looking at both houses you wouldn't see it as much as looking at the photos side by side. The second one does feel a bit more open.

Patricia ~ Thanks for your feedback. It was actually the subtle difference of the tiles on the fireplace that determined the direction of style the room took.

Maureen ~ We had planned to do the same look in both homes, and then realized the finishings were different and the floor had a darker tone, so we approached the staging to feature the highlights of the home, like you said. Thanks for noticing!

Kathy ~ Thanks for the comments. It is actually a little more labor than you'd expect because there was about a 1/2 block walk down the sidewalk to the next home. There were three of us and we must have each taken about 20 trips between the homes, although I didn't count! They were three story homes, so it was a good work out! You don't have to pack accessories as carefully when carrying them as you do when transporting on the truck, so that saves some time.

Nice job david, I have done this same sort of thing for a builder in a townhouse using the same furniture and just swapping out accessories. It can be a nice option for builders with several properties as you can usually get a bigger deal for them on long term leases and pass the savings along.

Great job on both homes! When the market started to tank a few years ago, I made time to get a few more designations, one of which was Accredited Staging Professional. It has served me and my clients well. Many times it's just a matter of knowing what to clear out of a home and moving the remaining items to the right spot. If it's a real mess, I call in the pros for additional help. Staged homes DO sell more quickly!

I love this post. I am going to be doing this on the 20th of this month for a new constuction home that sold in 12 days. As soon as the contingencies are removed I am moving everything to next door. Janie ~ Thanks for sharing your experience. This is the second time we've done this, and inevitably it's the house that is staged that sells and we move the staging to the empty house before it sells. They'd be much better off staging everything at once.
