You have decided to put your house up for sale in today's (Frisco)
challenging market. You heard that Pricing, pricing and pricing leads to a
successful sale. You saw the charts on how pricing affects everything. Market
stats, charts bar graphs and such, comparative market analysis (CMA), days on
market (DOM), absorption rates of your community, etc. All these information are
great and IMPORTANT for a Seller to understand prior to listing his/ her house.
Having these HEAD KNOWLEDGE may set you apart from your competitors.
However, in my experiences assisting home sellers, there are more to head
knowledge to a successful sale.
- A SINCERE desire to sell.
- Willingness to keep and maintain your home in its top-notch condition
(show quality).
- Flexibility about showing your home - even at odd times of the day.
- Feasibility of contact throughout the home selling process especially
after a contract is received.
- Trust in your Realtor(R) to do the best for you based on all given
circumstances.
I believe the most important of these is Point #1: A sincere desire to
sell.
No one on your side should want to sell your house more than you do. When
your Realtor(R) wants to sell more than you do, it is a train-wreck waiting to
happen. Unfortunately, I have had a few bad experiences to share and they
usually do not turn out pretty.
Also, your sincerity in selling brings out the best "showing" conditions for
your potential buyers, makes it a pleasant experience for them and ultimately,
you will end up a Happy Seller. Happy with your sale, happy with your buyers,
happy with your Realtor(R) and happy that you moved along. The true sincerity
also makes the other points I mentioned above alot easier to achieve.
Some sellers make the house almost impossible to see: House available from
9am - 6pm Mondays through Fridays, 10am - 6pm on Saturdays and 10am - 1pm on
Sundays, Required 24 hour notices, constant re-schedules of approved appointment
times. Guess what - Frisco or AnyTown USA? There are many inventories to select
from than for the Buyers to wait to see your house. My most recent example: 2 of
13 sellers did not permit showings during the Thanksgiving weekend. I had
relocation clients who flew into town that week and had to make a decision that
week. They didn't get to see those 2 houses and probably would not need to. They
made their decision based on 11 houses and picked 1. We are under contract as of
last weekend. You never know what type of buyers you have and you never know
when you will miss that sale.
When you hire your Realtor(R), you had probably made them undergo a vigorous
interview/ screening process. You have checked out their references and verified
their records. Now that the best person is found to fit the job, you should
TRUST and BELIEVE that your Realtor(R) is there to make the best selling
decision for you. When he/ she presents you with updated market data or
suggested recommendations to improve your selling chances, you should seriously
consider your options. No one wants to sell your house more than you do. Here in
the Frisco TX real estate or AnyTown, USA. I believe this advice works for ALL
of America.
