I certainly agree that a primary resident is not an investment. it certianly doesn't make money for you; on the contrary, it costs you money every month in the form of bills, mortgages, repairs, etc.
However, I'm not sure I entirely agree with your assment that investing should not be done in your "backyard." The key to real estate investing is being familiar with your market; I certainly don't think that from here in San Diego I can make the best real estate investment decisions on a property in Oklahoma. Maybe I can, but I'm not familiar with the market whereas I'm an expert in the San Diego area. That, I believe, is key to real estate investing. It takes analysis, expertise, and due dilligence.
