Well, darn it, I had no idea that termites prefer single-family residences over condominiums and townhouses. Just no idea whatsoever.
Turns out that a Client of mine re-locating here from another state chose one of my more expensive services that includes a team of licensed professionals in addition to me since home inspectors are not licensed in the State of California. The state he is coming from has licensing for home inspectors.
My team for my TECH inspection includes a licensed plumber, licensed electrician, licensed roofing contractor, licensed heating and cooling technician, and a licensed pest control professional. In choosing my TECHinspection, my Client was curious about why he might need a licensed pest control professional since he is buying a townhouse. Huh?
I tried to explain to him that termites don't know the difference between a townhouse and a single-family residence, but he wasn't having any of that. Consequently, he declined the pest control professional and asked for a discount on my TECHinspection, which I, of course, gave him.
Considering, however, that it's a foreclosure, being sold "as is," and that the bank is exempt from transfer disclosure regulations, including pest control clearance, I'm just amazed that my Client would want to save $100 on an inspection that already is $1,500, especially when it comes to termites. Those little critters swarm twice a year in my neighborhood, and they can destroy the structural integrity of a building in no time flat. Heck. Sooner than George Bush leaves office -- LOL.
Ah, well, the customer is always right, right?

Russel~ I love the fact that you have a TEAM of people doing the inspections! You didn't know that termites don't like townhouses? What is wrong with you? :)
A pest inspector inspects more than just termites. They have to look for leaks in kitchens, leaks in bakthrooms which can lead to a lot of work. In my time many bathrooms needed repairs in the tune of $3000 to $5000 or more. I tell buyers, pest inspectors by stqte law are required to inspect for more than bugs.
Even when they are wrong they are right. I wish that clients would trust us more but I dont blame them with lots of bad agents in this business it makes it hard.

Clients do have some weird thoughts about some of this stuff. Actually, I think they have no idea what they're talking about in situations like that, but hey educate them and let them choose what they will (like you did)!
I am pretty sure that termites don't discriminate between single family homes, townhomes, condos, storage sheds, apartments, or anything else they find to be tasty.
wood is wood is wood, I'd say. But perhaps the more expensive homes have tastier wood and the more discriminating termites head that way. Now your trailer trash and redneck termites might go in for the cheaper chow and possibly hit the condo's and townhomes. You know rednecks love a buffet!! Why eat one house when you've got 10 right there to gnaw on!
There are 2 distinct types of townhouse termites. If you look closely you can tell the difference by the presence of the martini glasses. The definitely denotes the dreaded east coast termite.

Yes. I understand the need to save a dollar. Termite inspection just wouldn't be where I trim the fat.
