Selling a real estate "Package"

Any advice on selling a real estate "Package"?    My client wants me to market his home, furniture and vehicle as a package deal.   Unfortunately I don't see the furniture or vehicle as an added value, but instead as a negative which may narrow the number of potential buyers.   Help!!!!!    I think he should donate the furniture to charity and sell his vehicle separately.

Hi Joan, I would be cautious on this.  Lenders do not want to see anything but the home listed on a real estate contract.  In my opinion, furniture and extras can make a transaction often times more difficult. Once I saw a buyer and seller (not mine-another agent in the office) fighting over a 50 year old sewing machine.  The buyer walked away from the closing, the day of closing, because the seller decided against leaving the old machine.  I'm with you - keep it separate!

Call a good local auctioneer, ask him to come over and have a look. He will evaluate the personal property and real esate for the possibility of auction. Then you can co-op the sale with the auctioneer. Everything should be sold and close3d in less than 90 days.

Sandy and Doug, thanks for the feedback and advice!   I have since talked to the seller and he is willing to now sell his vehicle by himself.

Tell the seller to donate the furniture and car to the local church, homeless shelter, or charity organization as a charitable donation. Selling the car with the property could be more headache for you than necessary. Depending on the furniture, outdoor items, it may or maynot be worth it if you have come to the conclusion that it will do more harm than good for the sale of the properyt.
