Beware of www.realtytrac.com their numbers are inaccurate. Looking at the year over year comparison, RealtyTrac, March 08 numbers are 6,040% higher than the March 07 numbers. So, how are these numbers wrong?
Well, imagine for a moment that whenever a listing came off the market you were not required to remove it from inventory or change its status to reflect inavailability. This is axactly what happens for a full year. So, as the year progresses the amount of inventory increases exponentially. Without regulation this becomes a problem. So, why exactly am I writing about this.
Recently, I had a client call me about on of our listings marketed on www.yahoo.com through Realty Trac. This property was being marketed though an unapproved realtor, while this property was at the time contingent and one of our listings. Of course my client asked why my information was inconsistent with theirs (price and availability). Also, they asked if they should pay a monthly fee to recieve more data on foreclosures and preforeclosures. At this point in time I did some research....
I have nothing against co marketing, but I do not feel it is right for a lead company to mislead buyers and make them pay for false information. I found out www.realtytrac.com actually sells lead information to realtors. What is worst is that they charge the realtor roughly $50 per area per month and the client $40 per month. So, don't be fooled, trust your Realtor, they have the best and most accurate information. And do your research before you pay any monthly fee for what your Realtor can give you for free.
