Should I list now or wait until spring ?

I received a call yesterday from a consumer who said "Chris, I know it is not a great time to sell.  Should I put my properties up now or wait until spring ? " .  What is interesting is that I have found myself answering this question frequently and I have been seeing the same question on Trulia Voices and Zillow discussions.  So, I figured it made sense to write about it as it relates to the Philadelphia real estate market.

The first part of the answer depends on a seller's personal goals.  If a seller has no place to go or plans on purchasing in the future or there are other external factors that pushes their timeline out it might make sense to wait until those answers are figured out and there is less uncertainty.  This is the case for any seller at any time of the year.  For the seller that called me yesterday, she has several properties to sell, one of which is her primary occupancy, two that are investment properties.  She already plans on renting a place temporarily if her property sells before she relocates to North Carolina.  So what should she do ?  List now or wait until spring ?

Should I list now or wait until spring ?

Well, to me the answer is obvious.  List now !!!  There are six main advantages for a seller to list now in December or January instead of waiting until spring:

1.  Inventory - In the spring, how many other sellers will have ended up doing the same strategy ?  They may have been waiting a year or so until the market got better or perhaps just figured it was the best time to list their property.  So come March, April and May, there will be that much more competition to potentially compete with !   By listing now, you avoid all that potential competition.

2. Motivated Buyers - Often many buyers will just wait until spring to start their search as well.  They will just be beginning the procoess.  Believe me the buyers that are out house hunting during the Thanksgiving and XMAS timeframes are serious and motivated.  By listing now, you will potentially get one of these buyers to write a deal on your property !

 

3.  Mortgage Rates -  "Rates Rates Rates" as my friend Richard Stabile likes to say !  The mortgage rates right now are at 3 year lows !  The average 30 year mortgage is in the low 5s !  This is actually causing an uptick in buyer traffic and activity.  I think November, December and Januaray will be end up being busier months for many agents than July - October 2008 which is an anomaly.  We wrote about this in our blog post "Are we the pulse of real estate ? " and highlighted the increase in buyer traffic in our post regarding "Google Analytics"If you list now, you will catch this wave of increased buyers shopping for houses instead of XMAS gifts since mortgage rates are so low.

4.  Buyers confidence - Further, buyer confidence is starting to shift which is also increasing buyer traffic.  See "5 reasons for buyers to act now" .  Another cause for increase traffic is for a buyer to take advantage of the $7,500 first time homebuyer tax credit which expires in the middle of 2009.  A buyer has to settle on their property before that timeframe.  By listing now, you are taking advantage of this trend of increased buyer traffic.

5.  Accomplish your goals now - When it is all said and done, wouldn't you rather have your house sold by March and April and moving on with your life than potentially just listing your house at that point in time.  I love it when we accomplish our goals ahead of schedule - it is a great feeling.  By listing now, you are positioning yourself to accomplish your goals sooner than later.

6.  Reverse Fear - Lastly, not to buy into the media's doom and gloom, but there is always risk that the housing markets could deteriorate more instead of picking up by the middle of 2009.  In addition, the reality of the market getting that much better in a short period of time is remote.  I doubt that just by waiting until spring, a sales price could be higher by 10 percent.  In fact, it could even be a little worse if you think the economy is going to deteriorate as the unemployment rate continues to skyrocket. By listing now, you avoid that extra layer of uncertainty.

Christopher and Stephanie - Great advice, not just for us as agents (giving us plenty of talking points to answer these same questions that I think we're all hearing), but also for the consumer that is wondering and trying to "time the market."  Although you write it for the Philadelphia market, I do think this is sound advice in any market.

Wonderful points and well done -- each buyer and seller needs to focus on their personal goals - and not the national media!  With prices great and interest rates so low  . . we are seeing people evaluating the facts and buying homes.  I can see a flood of homes entering the market in the late spring . . . and who knows where interest rates will be by then!

Good post on such a common question we face.  I agree with your thought traditionally.  But in our market we saw very few homes come off the market this winter (either due to sale or cancelling).  Right now in Northern Illinois there seems to be a pretty constant inventory.

Thats a real common objection, but you brought up great points.  The most powerful reason to sell now is that the market might not improve by spring and the property could be worth less by then, so take advantage of those buyers on the market now and put it up for sale.

I agree for many for the reasons you listed, buyers currently out in MI clomping through the snow are serious buyers they are not tire kickers. Spring brings more looky loo's, or those thinking.

Lenn - LOL, great point.  Love the sarcasm : )  But you and I both know that in many cases, that is the advice that some sellers are getting.  We have buyers we are taking out later today ourselves and did some showings yesterday (saturday) with new buyers as well.  Busy weekend : )

Christopher and Stephanie - I may even re-blog if you don't mind, because I think its so well written and although I prefer to write my own posts, I think you did a good job, so by trying to write the same thing, I'll only come off as a copy (and I don't like to do that).  I noticed some of your areas and had to smile.  I almost bought a house in Fishtown years ago with some friends.  We wound up not doing it and its a shame, because when we were looking Fishtown wasn't much, but from what I hear its really grown.  We just thought it would be better than living over off of 44th and Osage and wanted to move closer to where we spent all of our time downtown.

Kris - True a new listing will be included in the current inventory, but at least it is fresh for buyers versus stale, potentially overpriced listings versus the probability of competing with even more inventory in the spring that would also include all the other new listings.

Morgan - Very true... things could get worse before they get better so why wait.

I see no reason to wait. I think the biggest reason is interest rates. I would go further and say that they are not only past three years lows but are nearing HISTORIC lows. Who knows when they will shoot up again. Time to take advantage of them is NOW!

Considering interest rates are down and buyers are coming out of the woodwork, this would be a good time to sell. As mentioned often, losses you incur as a seller on your home you will make up when buying a house at a low price.

I just put one new home for sale and one new rental on the market.  We have had great traffic already.  I'm putting a home on the market this week and then hopefully two right after Christmas.  My buyers ratified a contract on a property last week and I am writing another one tomorrow.  I can't imagine why anyone tell a seller to hold off, other than maybe for a few days to enjoy Christmas with the family or to get the house show room ready.  Otherwise if the price is right the buyers are out in our area.  Have a great holiday.

Good post, you are right on every point. We serve a resort area and the buyers who come to the beach in the winter are generally more serious, they hope to buy now so they can get their new home, cottage or condo ready for Spring. We have always said that a place at the beach (or other coastal waters) make a great Christmas present for the whole family.This year there are some great buys!

Kim - Glad this can be of help in giving you confidence to procure more listings !  That is great.  Also, the answer to your question is yes, this would definitely apply to renewing a listing.  In fact, I would recommend to use all of these points to get that extension as better times are ahead right now due to those reasons.  Obviously if a seller was ready to list a few months ago or 6 mos ago, they are probably even more motivated now and perhaps can adjust the price at the same time !

Here are some interesting statistics from TREND MLS for 2007 to show an example of what the Spring & Summer really mean in Montgomery County, PA

Montgomery County, PA

2007: 9,890 TOTAL Residential Real Estate Sales

January - 593 Units Sold

February - 566 Units Sold

March - 844 Units Sold

April - 785 Units Sold

May - 977 Units Sold

June - 1192 Units Sold

July - 1102 Units Sold

August - 1106 Units Sold

September - 694 Units Sold

October - 746 Units Sold

November - 696 Units Sold

December - 589 Units Sold

This means that more than 52% of the sales in '07 were in April through August (5 months/42% of the year).  Does this mean that its best to sell your house at a certain time of year, or best to buy a house at a certain time of year? - NOT NECESSARILY!!!  Any time of the year is a good time to buy & sell real estate Montgomery County, PA because:

1. As a buyer, there are less buyers to compete with in the other 7 months of the year, but less housing inventory.

2. As a seller, there are less homes listed/for sale to compete with in the other 7 months of the year, but less potential buyers.

Let's face it! As Roger Butcher said, "you can't have a Shoe Store without a large selection of shoes."  Real Estate is always a numbers game.  Each one of your signs is an advertisement for you and your company and your personal brand.  It is always the best choice to list now before someone else lists the property.  It is a constant reminder to people you know, are sure you are not dead or are out of the business. Right now, every home will not sell immediately, but there is a magic price point that will move that home.  The best part is that your inventory is being bought and paid for by the Seller.  List it now and work like crazy to sell it!  Reduce the price every week, Learn about Short Sales if needed and boost up your inventory.  You will also pick up other seller's listings off of the signs.  Have a productive Winter.

I currently have 2 motivated buyers that are ready to jump on the first opportunity to purchase if the right property comes up. I find that there is a market myth to the December and January market that it's not a good time to enter the market. Partly I think it's due to a lot of agents taking time off during the period of December and January. At least in my office, I notice that this is the time when a lot of agents have planned their trips. With less of us working, it leaves more opportunity for those of us who wants to keep going.

I tend to give my clients that same advice I would give my son, and if my son wanted to list his home today I would talk straight with him and give him an accurate snapshot of the market - showing how prices of homes have dropped more than 10% this last year, how much higher inventories are today, and how few homes are actually being sold that aren't listed at firesale prices.  And after seeing this 'picture', if the client is willing to list his home at current market value, then I list it.   I know that the inclination of us realtors (and NAR) is often to present the rosiest possible scenario; but if I can't feel good about what I tell my clients, I don't say it.  And I sure don't believe in listing homes simply to see how many signs I can have out on front lawns!  I know how easy it is to talk myeself into making my actions 'okay'.  In difficult markets like this one, I try to be as tenacious as ever in self-checking that I'm not doing that.

I totally agree with you, Chris. I have two listings closing this week and at the end of the month. If that isn't proof enough that there are buyers (and serious ones) looking now, I don't know what is!!!!

I'm getting that question too in Bend, Oregon. In addition to the reasons you mention, I also emphasize that we don't know what the market is going to do. We like to think we're approaching the bottom but I think we still have a ways to go. I emphasize that based on recent sales, we know the value of your home now. If you decide to wait and the market continues to decline, your home will likely be worth less 6 months from now.

Cheri, you're absolutely right. No one knows the future, but in this declining market in Chicagoland we are seeing prices decline at a .833% per month for the past 6 months. Know value? It's hard to pinpoint the exact price in this market even with all the statistics.

Selling now, could end up saving you thousands...and the market appears to be generating some warmth with activity at some of my listings. It's tough, it's hard but better to face today's reality then a negative tomorrow. I think there's a lot of hope for the spring, but others are thinking that also so get a jump on those listings.

The name of the game has always been the Listing. The mother of every sale, so don't hesitate!

Wait till spring!  Interest rates are going to go even lower, which will bring more buyers into the market.  Good point - it does all depend on the seller's motivation.  If someone needs to sell now due to relocation or for some other immediate reason, they won't even ask the question...they'll just list it.

Great information.  I really was curious about this as it is the situation my wife and I are currently in.  The part I liked the most is the fact while there may be fewer buyers, the buyers now are much more serious.

"Depends on the seller's goals"  I am so glad to read that.  All too often agents tell their clients to list NOW no matter what the seller wants or needs.  Many just want to get inventory or are afraid that they will lose the client if they wait.

I interview each client and find out what they "need" and what they "want."  I explain the difference to them so they have a better idea of what their goals should be.  Many times the client is not fully aware of what their goals are until I have this discussion with them.  We are problem solvers and should act accordingly.  We need to find out what the client needs and find a solution to make it happen.

I think you give you sellers strong reason to list now rather than later.  The buyers that I am out with at this time of year are definitely serious.  I've had 2 couples write offers in the last week. They aren't just out looking.

My advise is also to list right now, the rates are great right now, the inventory is getting pretty thin in our market place too.  We still have demand for those who need to move and they are more serious right now than the past 6 months.

What about the property that has been out there for six months already??  Should we stay in the Multiple list service, or rest it for a fresh look in the Spring?  An in-house listing is what I am doing with one of my properties.  We will cooperate with other agents of course and will compensate the same as when it was in the MLS.  We are continuing to market it in Boston.com, Craigs List, Trulia etc  and leaving the yard sign up with a take one flyer box.  I will advertise and do one open house a month too.  But we are out of the MLS  to come back in mid- March with a new 0  days on market.   

When the buyers  in our area do start writing more offers- We can reverse this quickly by writing a new MLS listing.  We still have lots of buyers that have over extended credit, worried about layoffs and recession inspite of the historic low interest rates.

If you ask me, my personal answer would be Praying for the Right Decision. I do not like external factors to influence my decisions. It has to be me, ready to put the house on the market. Whether times are bad or not, I must be ready. There will always be market competition. I will always have neighbors that want to sell too.

I do it when it's my time to move. Not what external factors are doing.

Homes sell in the winter too.  I always encourage my sellers to list now.  There are a lot of reasons for doing that but one might just be fewer competing properties.  I have buyers actively looking for homes during the winter and we have had some make offers.

If the market is going to tank even further, list it now with all the stops pulled out to get it sold BEFORE it goes down further. 

Waiting could pay off, but as you pointed out, there will be a lot more competition on the market, so getting it noticed in a further flood of "me too" will probably make it that much more difficult.

I see no advantage to waiting.

In these negative times those are some great answers for a question that is asked frequently right now. I do think that the seller must be very realistic about price and in markets where there is a big supply of inventory the seller needs to understand that it still might take longer than usual to sell. I do like the point you make about inventory, I hadn't thought of it like that and I also think you might be right about buyer confidence getting better. I also feel that if a homeowner is serious about selling then they might as well get the exposure and test the waters. You don't want to miss that potential buyer that could be driving by.

A couple agents in my office have submitted deals and the office is humming.  Two deals were just closed today with a buyer on my team and we have a buyer deal out there waiting to be closed... hmmmm... if I am a seller, what am I waiting for if I do want to sell my property ?

Melody - I agree that the truth needs to be presented.  The point being comes down to the sellers personal goals.  If it is not in their best interest to sell and move on, than that is one thing.  If an owner is planning to sell between now and spring, that is different.  Many folks have to sell or need to sell and it is important to portray the facts... not be rosey but to potrtay both the benefits and the negatives.  This post certainly goes over many benefits to listing now than waiting until spring.

Alison - Glad you are having a busy month and are on the pulse of the market.

Bill - Well said and good points !

Richard - Absolutely !  And of course RATES RATES RATES !

Christopher and Stephanie: Fantastic post for home sellers.  As a Realtor, my answer would be "LIST your home to sell NOW"!.  Selling Real Estate near Fort Rucker, I have alot of military contacting me about 3 months out.  Having the inventory lets them see what is available.

As you know I'm not  a Realtor so I'll give you my "consumer" opinion. 

 I think you did a great job of laying out the facts without coming across to pushy or salesman like.  What I hate is when everyone runs around yelling that it's a great time to buy or great time to sell with no facts to back it up.  If I were your potential client, unless I had a compelling reason to wait until spring, you would have gotten my listing.

Great advice,  The holidays are also a time of year when many people take time off from work to organize their affairs for the coming year.   There are may buyers and sellers out there who become more motivated because they see Dec 31 as a deadline and would love to have the headace of finding the perfect home or selling their house done with so they can move on.  LIST NOW!

I had the same question a few months ago, wether to continue listing properties or wait. The market in South Florida is like a roller coaster ride, you do not know what to expect tomorrow. I did not farm this year as I did last year so I started analyzing my game plan, I took a listing and will farm again now for the end of the year to update my area on what it going on. It's tough all over, as far as the mortgage rates, yes they are low but it's tough to qualify! It does motivate buyers but we as agents know the facts, we don't know if they will close until the closing date.
