I was just wondering what others here on Active Rain think about placing the SOLD or Pending sign on a property that has gone under contract.  Do you leave the sign alone and take the sign calls?  Do you place the SOLD on the sign to stop the calls?  What is others thought on this matter?

I use the ones that say 'too late', my sellers love them and they get me listing calls. I'd rather have listing calls than buyer calls-and the faster I can put a rider out, the better i look!

I've seen some signs that look for buyers and sellers by saying (Sold but we have more). Sounds like it kills two birds with one stone.

Personally, I really like these signs. I have often inspected a home and had weeks or a couple months go by, no change in the sign. I have thought for some reason the deal fell through. Then, one day, the people move in and the sign comes down. It seems to me, as mentioned before, that a sign indicating the selling agent had results is informative for the public and good promotion too.

Personally I don't use SOLD or PENDING signs. I want to get every call possible from my listings. If a buyer inquires about a listing that is under contract, I work to get them interested in a similar property then try to become their buyer representative. Putting out SOLD or Pending signs will discourage those phone calls.
