Florida Real Estate BrokerOK, today, I'm posting a little motivation. I figure, in this more difficult market, motivation is something we all can use. One of the things I like best about blogging is it gives me the opportunity to write about what's on my mind. Sometimes it's very light hearted and sometimes it can be very intense and disturbing. But whatever it is I find it to be very freeing to put my thoughts out there for the world to read. So here goes.

I've always been kind of a "lone wolf" in my business and my life for that matter. I'm not a conformist and never have been. I seem to have a need to do things my way. Needless to say, this caused me a few problems when growing up but I also think it's one of the main reasons I have been successful. Even though moving forward created problems I was always able to solve them. And that's how you build confidence. I move forward no matter what.

But is that a bad thing? For me, I think you can over think things. If I waited for things to be perfect, before I acted, I would spend most of my time waiting. I just can't do that. It's not in my nature. I prefer to move forward and solve the problems if they come up.

"Broker Bryant, what does any of this have to do with Real Estate?" Well, that's a good question. I guess you could relate it to Real Estate by making a choice today to move forward. Just do it. Don't worry about things or over think them. Get into the game. Do you have a marketing plan you've been wanting to implement but have been waiting for the "right time"? Well, the right time is now. Your next listing or your next Buyer is out there waiting for you.

Have you been putting off getting your GRI or your CRS? Well go for it. The right time is now. Before you go to bed tonight make the decision to get into your business. Do the things you have been procrastinating about. Make a decision to be successful in spite of this difficult market. Don't listen to the naysayers. They're wrong. Get out of bed tomorrow and start moving forward. Go find that new listing or that new Buyer. I can assure you they are out there. If you don't go get them somebody else will.

My goal is and always has been to do something related to my business everyday. Everyday, I move forward. And not only do I move forward but I do the one thing that will always give me a return. I solicit business. My job is to get business. Listings, in my case. If I work towards this one goal, everyday, everything else will take care of itself. I can't concern myself with the market being difficult and Buyers being hard to come by. If I spent time worrying about these things it would make staying positive and moving forward, too difficult. I've been in this business long enough to know that if I have enough inventory, I will sell some houses. I can't sell them all, but if I have 25 to 30 listings, I can still sell 2 or 3 this month and the next month and the next month. I can keep moving forward.

I look at my business as being a "house store". I must keep the shelves, in my store, stocked with inventory. And it has to be inventory that is priced right, clean and has variety to it. I am trying to attract Buyers. So the more I have to offer the better chance I have of Buyers finding my store and making a purchase. And that is my ultimate goal.

So there you have it. Broker Bryant's Real Estate Ramblings for today. Did it make sense? Did it motivate you? Are you ready to move forward? I am.

What's really disturbing is moving forward at the speed of light. Sometimes I'm not even done with my sentence and you have 'moved forward'...Over :)

Thanks for the motivation.  I liked the anology of keeping the "shelves in our store stocked with priced right variety.

BB, this is great!  I do think that positivity breeds positive results and I much prefer to be around those who think (and breed) positivity!

It definitely reminds myself to pick myself up by the bootstraps and keep on going. I like the store shelves comparison as well. I'm going to try that one on my partner!

Bryant, methinks you'd be just as successful in motivating troops into battle, were that your calling.  However, you've obviously found your calling in real estate and helping to motivate other agents through the market, tough or otherwise.

You (both) certainly inspired and cheered me up today. You should write a book on this stuff :)

I learnt a little more about you from this post. Now I could tell where all the advice came from. I like your style and you are right. There's never the perfect timing. We'll wait a whole lifetime just for the perfect timing.

I need to constantly remind myself of it. With my perfectionist nature, it doesnt help either. But I've learnt to perfect things along the way!

BB - I suppose I would have to say that the most important piece of information is that you do it your way. Your way may work for some and not for others. Each of us has to take a deep look into our soul and actually see what is there. Each of us has to recognize the things we possess that work and stop reaching for things that we wish would work.

Success is not easily obtained. Flashes in the pan soon subside. If we move forward using our unique skills, we will always be on the right path.

Thank you for the blog. Karma will open another window for you tomorrow.

Bryant- Thanks for the motivation speach. I remember whne people were telling me they didn't have time to take the education they needed, or the time to blog. Well I guess they do now.

Hi BB,

Yes you did make sense. You know I've seen some folks who've said, I'm too busy to work on my designation, or there's not enough business so it's it not a good time either... In addition to doing a better with job for your clients/consumers through education the CRS can be a valuable magnet for personal referrals.

Having the CRS designation has been a real asset, it's helped me get through tough times with personal referrals. Not a huge number, but I can tell you I can't ever remember having fewer than 2 losings which are direct CRS in-bound referrals. Figure your average commission, whether it's $3,000 or $30,000 multiply that x2 (or whatever) you can see if it makes sense. Just today I received a follow email from a CRS referral client (first contact was 13 months ago) he finally sold his home in Kansas and is now ready to buy here in SoCal. I've also got a couple of others in the pipeline right now.

Our annual CRS dues are (I think) $120.00, not bad for the number of referrals you can receive, not to mention outbound referrals. Or largest outbound referral check this year was $5,700. So far the smallest was $1,100 but I'd take those any day of the week.

BB - thanks for thr motivational talk today, something I expect many can use right now. This has been a good time to get next year's plan in place and accomplish some things that have been on the TO DO list for some time.

I echo what Lynda is saying about CRS, being one myself (so I am a bit biased towards that vs. the GRI). This is also a good tiem to become more knowledgeable about technology and how it can benefit you in your business for 2009.

Hi Bryant,  Ready, aim, fire. Too many people get stuck at ready, ready, ready,  ready....  wanting everything to be 'just right' B4 they begin. The key is to take action.

You are so right about not worrying too much about the big picture numbers.  It comes down to individual buyers and sellers.  Even with the overall numbers being down, there are still a lot of transactions being done.  I just worry about how to get a few every month.  That's all I can do.  Hot or cold market, it still comes down to getting one deal at a time.

Bryant,

I am mostly a loner as well and like to work on my own and do things my way.  I would rather dive in and overcome problems along the way than have everything all worked out ahead of time (how often does that work out anyway).  This works out well for me.  I just keep on moving forward and do what I do.  I get discouraged, believe me, but I just keep going and it seems to work out.  My faith keeps me moving despite what's happening around me.  People still have to move, so let's stay in the game.  Good post...both times.

Everyone needs motivation now and then. But you just shocked the heck out of me, when you described yourself. You just described me! And that is scary! There are very few people who are true, almost total loners. I'm one of them. I can stay home for days and be completely happy. I'm perfectly content with only my family. And the 2 close friends I have, are aware that I can go for months without seeing or talking to them, but everything's still cool. I even go for weeks without ever going to our company office. And I have a really nice, private office. But I like to be at home =)

Bryant - Wise soul, you are.  I'm Yoda at heart.

And JMac's comment prompted a song... and for my taste, his eyes are a bit over-rated.

There is one thing I'd like to personally comment on and that is the whole "loner" thing.   I don't know if it is good, I don't know if it is bad, but I love any alone time I can suck from the bone marrow of life.  I suppose part of that is because I like myself a little less than I like the people I see around.  Or maybe I just like myself much more?

There are plenty of ways to move, forward seems the most logical.  And we never do that alone.

Bryant, If my inventory is like a "house store" , does this mean that the pending properties are on "lay a way"?  The distressed properties  are on the "buy one,get one free'' shelf..

You are a wonderful motivator!

BB,

I just shut up and hope someone drives by and sees the cute little puppy and wants to take it. Maybe I need to add those sad eyes to the window and say I need someone to take me home.

Excellent Motivational Blog BB.  Too often we professionals let external pressures dictate our reaction.  It is easy to forget we live day to day in this profession.  Having a positive attitude and being productive whether it be in scholastic achievement, getting that accredidation you have been putting off, or using this time holiday time to work your contacts- as long as you are doing something...you are not doing nothing!

Motivation is obviously needed as much, if not more, today than when you first posted this in May of 2007. Everybody needs to move toward their own personal goals in life. If you are not moving forward, then you are probably not moving at all...or worse, moving backwards!

How did I miss this?

"The House Store".  That is priceless.

Back when I was fighting the lawsuit for Homefinders.com, I named my company "The Home Store".

Then when I won the lawsuite, I changed the name to Homefinders.com.

Motivated for the past two years. Can't afford to stay stagnant. Sales are at all time lows right now and my last one for the year we're signing on Tuesday and closing the 30th (cutting it close but closing nonetheless) I attribute this to my determination to succeed and consistency with ....blogging and keeping my online presence fresh.

Funny, but this year was unlike last. Contacts through AR and my website were paying off with serious buyers. The sellers were by referral. Motivation....

I'm with you......Prosperity for 2009!

You have such a nice, easy flowing style, BB; and you always make me laugh, which are two reasons I like to read your blog.

Some agents are so busy all the time, busy doing this, busy doing that, but they aren't accomplishing anything at all. Nothing is going into escrow and nothing is closing.

I like to review my production at the end of each day to determine if it was an excellent day, a so-so day or rot-in-hell day. Fortunately, I have very few rot-in-hell days.

Bryant, I must admit I haven't tracked with you in a few months - life presses in and all that.  One of my commitments to myself for 09 is to get back to interacting with my "Crowd" of AR pioneers.  In that spirit I popped over to say "hi" and lo and behold, your article lands right in the middle of my other commitment for 09 - to make steps every day (documented, mind you) to move the ball forward (I love the football analogy).  Best!

I like the idea of a "house store".  It does feel like that with my listings.  I don't take on listings that I don't feel good about selling.  Right now I don't have a lot on my shelf, but the Spring market is coming and I've got some good ones coming on that I'm excited about.  Thanks, this was motivating.

I think some Realtors get caught up in the initials game and forget to actually do some work. There are some people in my office who after so many initial groups after their names but no Clients. Hmmmmmm. Don't spread yourself too thin. Becoming an expert at just one thing can create a very nice niche market with a resulting nice income.

Best wishes for health, happiness, peace, and prosperity in 2009.
