Ardell DellaLoggia  who I admire a great deal, had no idea that I was an architect and asked how I incorporate my architecture background into our Real Estate Business.  So here it is Ardell, thanks for asking:

architectural renderingI graduated with a bachelor's degree in architecture from the University of Miami, and hence all the Hurricane stuff you see me with.  I worked with a couple of big firms both locally and abroad and then started my own architecture firm doing additions and remodelings in Miami Shores.  I did several projects, including the design of the Brockway Memorial Library addition in Miami Shores, and always helped friends visualize the potential of homes before buying them.

That's when the vision of my business was born.  If so many of my own friends had benefited from my architectural consulting services prior to purchasing a home, wouldn't it be ideal if I had a Real Estate License and offer those same services to potential customers? (the answer was a really LOUD YES!!!)

As a buyer, when working with me, you will gain from having free architectural consulting at your fingertips.  Finding the "perfect home" is no easy task, properties will need some work and some changes most of the time.  Whether it is to open a kitchen out to a family room or to "formalize" a dining room, or to add a Master Suite to a property,   I will sit down with you and help identify your needs. I will then sketch out numerous schematics and will come up with a conceptual plan.  Having worked in the field and built additions, I will be able to estimate the cost of construction and will then lead you to an architect or design professional that can finalize the plans.

I will also assist buyers with other design consulting aspects like materials and color selection as well as furniture arrangement.  My enthusiasm is endless when it comes to design.

As a seller, the advantages are endless.  I will ask that you acqarchitectural pen and ink sketchuire floor plans of your properties (most cities will have floor plans and are easy to order); I will have those floor plans ready to show any prospective buyers.  I will also help you identify any weaknesses in the current design of your property and will accentuate all the positive features. 

I will help sellers stage their properties with a very detailed list of suggestions that is customized to each property.  I will even help you hire the right construction professionals to prepare your home for showings (like floor refinishers, carpenters, painters, etc.).  A lot of our customers are absentee owners and we take care of the coordination of these jobs for them.

Having a passion for architecture and for helping people visualize the potential of a property is what makes my job so much fun.  My customers will tell you how I light up when I see a good space (they will also tell you what my reaction is when I visit "butchered homes"), how I will go out of my way to make their dream a reality within their financial parameters.  I am an architect by profession, but a Realtor by trade, the combination of these is what we offer to our customers in unmatched service.

Ines - I think it is an ideal combination. Good for you to take the step forward. I worked with a buyer who was a new architect looking for a real fixer and it was great fun. I learned alot. I could see some real advantages to having these skills as an agent, both as a knowledge base but also for consultative purposes.

Jennifer -we all have different skills to offer our customers, it's important to show this in our blog.

Jeff "tool boy" Turner - the hard part for me is to highlight this without turning it into a "me" post - it's not easy to write with to someone while saying "I".

Jeff B.- I have written a couple of these, but just fell under the radar - I only hope that consumers are getting it.

Jeff D. - I love to work with other architects, we have so much fun!  Another agent's buyer took his customer and customer's architect to one of our listings and we tore the house apart and they ended up buying it!  It was great!

Vickie- oh pleaseeeee STOP!!  my head is too big as it is already  : )

Deborah - art and painting!! that's amazing....can you produce renderings for all your listings?  Maybe it could be family portraits (depending what your forte is) as closing gifts.

Debbie- it's never too late!  I would start with your local college's architectural design classes (sometimes you can take them for no credits) - for me, it was my passion to become an architect, but not my passion to be stuck in a firm 60 hours a week.  What you may also want to do is to look for presentations by known architects (they have them here every so often at The University of Miami and you'll see famous architects like Pelli, Scully, Krier....)

Christy- there's a couple of local agents that like to redesign rooms for their sellers, every time I show one of their listings, I end up telling my customer what can and cannot be done.  It amazes me that some agents give advice without really knowing what they are talking about.  I think it's important for each of us to identify what we are good at and put it out for the consumer to learn.

Ines, I'm sure your passion comes through to all of your lucky clients as well as to all of us. What a tremendous resource for them - in looking as well as in restoring and expanding.

Unfortunately so many architects today need to do something different - put the pipes outside, or have crazy boxes and angles - rather than appreciating and expanding on some classics.

I still think you should compile all your writings - web sites, blogs, e-mails to your clients - and put them together into a book. Have it published yourself on demand, and propel your way to fame and fortune (but don't leave real estate - it needs you too much.)

Sharon- your comments are always so in depth and I appreciate them so much.  Everything in my life is about passion, I guess it's the LEO in me.  As for the "different architects", don't knock them all....a lot have so much to offer and if you scrutinize their design, they are CLASSICISTS!!  I know it's difficult to swallow, but it's true.  Maybe I'll find an example of what I mean and will blog about it. 

I have a lot of writing to do before I can publish anything, but maybe some day I will do just that.  Thanks for the encouragement, you're awesome.

Carole - I love to see people's expressions when I put in paper what they are saying - they look at me and say "How did you do that?" - it's one of my favorite things to do.

Kelly - it was not easy to figure it out.  When I first got my real estate license I short circuited everyone in our community.  They thought I was doing real estate part time.  Then customers started calling me while working with other agents and I had to turn business down to let them know my architectural consulting services were exclusive to my real estate customers.  It took me a while. (especially because I had an established architectural business in the same city already).
