Like baseball, bright red poinsettas, and thunderstorms, the real estate market is seasonal. Depending upon where you are in the country, the season for real estate can be different. In warm vacation and retirement climates and ski resort areas, the season is here -- wintertime.
In Northern Virginia, winter is typically the slowest time of year for real estate sales. Homes on the market remain unvisited as most would-be buyers are found cocooning at home with hot cocoa and their latest Netflix selection. The savvy buyers who heed the advice of their savvy real estate agents and this real estate blog know that braving the cold will enable them to find the best deals and take advantage of today's buyer's market.
The chart below shows the cycle of total home sales per month for 2008. Compare this with any other year and you'll find a similar pattern.
For the last 5 years, the highest number of sales for any month in Northern Virginia has occurred in June.
Sellers and potential sellers: If you can make it through the winter, your sales chances will greatly improve in just 6 months. While I can't promise you anything about home prices 6 months from now, I can assure you that you'll have a much better chance of getting your home sold in the late Spring and early Summer than during the dead of winter.
Buyers: Listen up! The upcoming slow sales months are your opportunity to get the home you want at a price you want. It's time to get off the fence and buy a home this Winter.
