Why hire a Property Manager? 

  • We will do a walk-through of your home when we meet and decide to Lease your property to note what will be required to be brought up to code prior to leasing the property;
  • We will advertise your property on MLS and on  25 other websites;
  • Will post For Lease signs on property;
  • Will show property if we receive direct calls to our office;
  • Will handle the applications and run a criminal and credit background check;
  • We will verify income;
  • Will prepare the Lease Agreement between both parties;
  • Will prepare renewal documents;
  • Will do an inventory checklist prior to new tenant moving in;
  • Will do an inventory checklist as tenants vacate

What can Texas Sold Team Property Management Offer you:

  • Enforcement of Lease Terms;
  • Timely rent collections;
  • Timely disbursement of funds to owner;
  • Monthly invoicing and copies of all invoices;
  • Year-end reconciliation;
  • Handling any and all repairs required on the property;
  • Ensuring the exterior lawn, trash and/or debris is being maintained appropriately as per the Lease Agreement;
  • Will send late notices to all tenants that have not paid their rent in full on the 4th day of each month;
  • Will try and work out an amiable solution if tenant is late with rent payment so long as they are not late on a regular basis;
  • Will post an eviction notice about the 12th day of the month if payment is not received by then

How will Sold Team Property Management handle maintenance requests:

  • Tenant's may contact us directly via email or telephone;
  • Once we receive the request we will contact the tenant's for any needed clarification to determine exact nature of the problem before we send a technician;
  • Most repairs can be handled in 1 - 3 days, except in an emergency situation where we will try and get someone out within 24 to 48 hours i.e. air condition, heat, etc.);
  • We have a list of vendors that we use that are reliable and honest and usually charge between $45.00 to $75.00 per hour depending upon the job at hand (this does not include materials required for the job);
  • Our technicians will provide estimates prior to any work being approved

Thank you!  Property Management can be alot of work.  However, it is consistent income.  Property Management is especially appealing to out-of-state homeowners who cannot sell their home prior to them relocating.  I am now trying to get into the retail/commercial market for property management - I will let you know how I make out.
