The "common" use for nitrous oxide is as "laughing gas" - You might've had it at your Dentist's office . . . and while used that way, there may be some benefit as you lose focus and stop caring about pain . . . That's not the use I'm talking about here.

A Nitrous Oxide System NOS is often used in race car engines. A high performance engine can reach "Super Power" with the simple flick of a switch resulting in a sudden burst of power . . . Often the "secret weapon for the driver in a race.

I believe that we REALTORS and Lenders have been groping around for answers as to how to energize our markets.

How can we SUPERCHARGE the sales in our local markets?

Where's the NOS for Home Buyers and Sellers?

We already know that we have a high performance system. Heck, we've handled quite a volume of sales in the recent past years . . . and many of us have honed our personal skills to the point that we are lean, mean home listing and selling MACHINES.

But

"Houston! We seem to have a problem!"

We need a BOOST!

The "Mets" aren't producing referrals and repeat business as plentifully . . .

Our marketing seems to be falling flat . . .

What's the problem?

It's easy to blame the Business Environment - The National and Global Economic weather . . .

It's easy to single out a handful of politicians and scrutinize their past decisions . . .

But does that solve our problem?

If you want to thrive in this market, the key will be to develop your own NOS.

Quit doing the same things expecting different results!

The Model (MREA) is not broken . . .

Your Systems are likely adequate . . .

I believe the secret is in in your MESSAGE and your DELIVERY of that message.

The secret for an NOS is that it offers a tremendous boost (surge) of performance to an already high performing system with the simple flick of a switch.

In your business, that "switch" IS the key to propelling yourself and your local real estate market forward . . . and suddenly ahead of your competitors.

Here's what I think the NOS of our industry is . . . (drum roll)

FIRST TIME BUYERS!

and here's why . . .

There are LOTS of them out there

Many of them are young and in great jobs - Their recently educated brains and unflappable dispositions are giving them opportunities to replace the "old hats" in many corporations.

Many of these folks are already SAVING money (imagine that) and/or have down-payment money available from Parents

RATES ARE GREAT! (under 5% with great credit - WOW!)

LOTS of choices - Look at the veritable smorgasbord of available homes in the market.

These energetic people are excited about the possibility of "getting a great deal"

They are very "viral" . . . When a 1st time Buyer closes on a home, the whole PLANET hears about it.

In my market, they can mortgage up to $417,000 (jumbo limit)

$7,500 Federal tax Credit

Many 100% options still available in many markets for those with great credit

and here's why they are so pivotal & powerful as market accelerators ...

The market is flooded with inventory (obviously)

Sellers are having difficulties selling their houses and therefore are not able to purchase their next home.

The food chain is broken at the source.

1st time Buyers are CRITICALLY important people.

Get these folks BUYING, and the market will improve . . .

PERIOD!

SO . . .

Change the message you are throwing out there.

Seek first time buyers!

Be strategic about the listings you capture - make sure that they are attractive to first time Buyers.

If you're going to market, market to these first time buyers . . .

Let them know how golden the opportunity is for them

Show them their options - assemble useful information like - Price - Cash to closing - and monthly payments and match this information to PICTURES of "Best Buy Houses" in your market.

"If you have never before owned a home, you may qualify to own THIS home with very little money down and a monthly payment similar to your rental payment"

I'm just sayin' . . .

Develop your OWN NOS . . . and you'll provide enough of a burst to affect your entire market in a positive way.

Hi Barry,

I got a Twitter alert about this post & am glad I did!  Thanks for sharing your interesting perspective.  I think too many people pick how they market based on what other people say works.  I think if everyone picked one or two ways that they really believed in, and could commit to doing, they'd each have their own unique form of NOS for themselves.

Great stuff, I would also add folks like me (Renters) with month to month contracts (30 days notice).  I need to find a house I like at the price I think is good (or the least downside potential-risk).  The reports show negitive equity for the next 3-4 years if you need to resell.   

How much "extra" would you think a more favorable neighborhood is worth?  Let's say on a 330k listing...how much would location add to the price if similar houses are listing and selling for 20-30k less in still nice neighborhoods w/in 2 miles (or did I just answer my own question)???  I know location, location, location, but at what price--that's what I'm struggling with???

Hi Future Buyer . . . The beauty of this whole thing right now is that there are no hard and fast rules.

You can literally drive yourself crazy imagining the scenarios and strategizing "gaming the market"

So here's my advice . . .

Get yourself pre-approved with your down-payment money in the bank and begin looking.

Go ahead and look in the perfect location for YOU . . . As you look, you'll answer all of your other questions . . . I am a believer that no-one knows the values in a neighborhood better than an active Buyer.
