Recently I posted about the new issue with the new FEMA maps around Lake Sinclair in Putnam County.

It has taken a few weeks, but finally I think the issue is resolved.  The answers you may be looking for are below in the UPDATE part of this post.

For years and years Baldwin and Hancock counties have been mapped by FEMA and if you  had a dwelling below the 343 ft. above sea level mark you had to have flood insurance if your lender required it.  If you were above that line, you could get certicication you were not in a flood plane.

Well there are new maps for Putnam County, the problem is there is no "magic" number.  No contour line to be marked on your plat map to prove you are above said line to your lender. 

I have in the past week had several phone calls from my clients or neighbors/friends of my clients asking for information because they have received letters from their respective lenders giving them only 45 days to buy flood insurance or prove they don't need it.

So far what I have is not much... but folks.... UPDATE:

Finally some progress has been made on this issue:

The tax assessor now has maps with the the flood plain marked.  Each map is $1.00.  They are the tax parcel maps with an overlay showing the contour at the appropriate flood level.

Also if you need to have a surveyor issue a "Certification letter" for your property or dwelling several are now doing this for less than the price of a full survey.
