Am I on the right track?

I am not new to real estate but I am a new agent.  Since joining Coldwell Banker in September of this year I can't tell you how many people, including my husband, told me that I was crazy for getting into this market at a time like this.  At times I began to wonder if everyone was right but I keep plugging on. I felt this is a perfect time to become an agent.  I have plenty of time to get the training I need, earn designations that will help me grow my business, involve myself with my community, and to get my name associated and recognized with real estate.  Since joining Coldwell Banker in September I immediately enrolled in their training program and completed 70 hours of training within the first month and an additional one week training course to learn the new Mid Florida Regional MLS system as well as our local board's required classes.  I was offered an additional 1 week training and finally I had to decline.  I have had so much training I really felt it was time to start working.  In the last month I have had one deal close and another is pending and I do have "future business" on my books for January and February. 

Today on our caravan I jumped into a car with some Realtors that I have not yet had a chance to get to know.  They are a great bunch and I also learned a lot from them.  They told me that I am actually getting into the business at the right time.  "Now is the time to get the training you need to grow your business and when the market turns around you will start to wonder am I getting all this business because I am a good agent or because of the market turnaround.  It will probably be a little of both."

It is encouraging to hear seasoned, top producing agents tell me that I am on the right track.  My husband also has now changed his mind about my decision to become an agent.  I am excited about my decision to go into real estate "during these times."  I love real estate and look forward to helping others with all their real estate needs.

Kari,

When I first started in real estate the average time on the market in my community was 210 days. The average sales price was $51,000.

My first full year in the business I did 65 transactions. I did not know then that it was a poor market. I did however learn very well in that first year what it took to succeed.

Since then ( now 20 plus years later ) I have seen countless realtors come and go. Most of them fail at the first downturn in the market. They came in when the market was hot, and as soon as there was work involved they got out.

As long as you do not need to make a lot of money its a great time. Where else can you sleep late, go to work when you want, make a six figure income, drive a nice car, and enjoy your work.

It sounds to me like you are on the right track.  You're building your business while learning the basics and that's a good starting point.  You've already closed a transaction (and have more in the pipeline) and that's very cool.  Continue to do the hard work that needs to be done and the sky's the limit.  Happy Holidays to you and yours!

Kari, I also became licensed for allot of the same reasons that you did. I did get the same ridicule that you experienced as well. I see many agents bailing out of the business because it's not so easy anymore but thats ok they didn't need to be there to begin with. I think your in at the right time and for all the right reasons. Thanks for sharing.

This is absolutely one of the best times to get into the business!  If you can build your business and survive now, you'll thrive later.  Keep in mind, most agents will not develop or hon their skills to the level necessary to make it in this market, which means that they'll be fewer agents around to service clients, which gives you a terrific opportuinty to grow your market share and when the real estate market rebounds (whenever) you'll never lose the market share you capture, which puts you in a wonderful position for the future!  Keep at it and don't listen to negative news or individuals.
