It happens all the time...client's start working on a home prior to calling in a professional stager.

Number one thing they do is clear out All the clutter and paint everything white!!!!

If I could help homeowners out there the number one thing I would tell them is STOP. WAIT. MAKE AN APPOINTMENT with a Professional qualified stager before you do ANYTHING!

Of course, it's OK to clean the house including miscellaneous toys and paperwork on the counter, BUT don't go crazy taking things off the walls, replacing appliances, and painting without talking to a professional stager first.  You would be amazed about how much money we can SAVE you!

Recently, my company was hired by a lovely client to prepare their home for market and do the enhancement staging. By the time they found my company they had spent $8,000 dollars on a very very bad paint job, minor repairs and some new appilances including an expensive wine cooler in a dated kitchen.

By the time we were brought in to the project that money was gone and so was the contractor who did the bad job.

What many homeowner's don't know is that a Professional Stager is THE Resource when working on a home and preparing it for market.  Stagers help select the right color for the room (based on the flooring, the light, and furnishings in the room). We can help make educated decisions on what appliances, if any, to replace. NOTE: if it is a truly dated bathroom, just replacing a faucet can be a waste of money.

Moral of the story - call us first. Let us help you make educated decision and save you time and money.  Preparing your home for market is a skill and a qualified experience professional Stager is the person who can apply that skill to your home - the most important product you will ever sell!

Kym - You are so right!!!  White is not the only neutral, either, homeonwers, so ask an expert!  Could save you both time and money in the long run.

Doing ALOT of that up here Kym. You are so right, we are so much more than just staging with furniture. How can we stage correctly for the market if the "shell" of the home is in need of help or outdated? Homeowners do need to call a stager BEFORE they start their rehab. of the home.

I'll drink to that.   When clients tell me that they have been getting ready and have painted etc I know there's going to be a problem.

Please sellers call us first.

HI Kym, this is a very timely post for me. Just did a vacant where the builder chose the colours. Unfortunately, the colours did nothing to enhance the investment he had made in the Brazillian Cherry Wood floors and the Carrera Marble. In fact, the colours he chose made them look cheap. So sad. :(

Great post, Kym.  Most home owners do not know which projects should be done that provide the greatest return. A staging professionals can evaluate the home and provide the much needed advice.
