TOO NICE?????? SOLD 7-31-07

I showed the mobile home I have on the market yesterday.  The customer liked it very much, but told me it was too nice!!!!     Can you imagine that?  I expect people to say this needs to be done or that needs to be done, but I wasn't expecting to be told the home was too nice.   It is in move in condition and what needs to be done would only be cosmetics if they wanted to change a few things.  

Apparently this young man wants to buy a mobile home that he can fix up to make it look just like the home I showed him yesterday.   Imagine that!   Needless to say I will be going out showing this young man some homes that are not nice.

As I have said before, this business is a never ending learning experience.  

YES!!!  It closed yesterday July 31,2007!!

Heard the same thing recently from a person that came through one of my listings; the owner had worked for a year to get the home ready for sale: new carpet, paint, tiled entry and kitchen, new appliances, newly finished basement. The agent that called me with that feedback was as perplexed as me! My owner's response: "I could junk it up for him if that's what it takes!" ...thank heavens he has a sense of humor!

Good Morning Debbie, There is always a "First" in real estate. After all you did to have the owner get the home into it's current condition, too nice to buy wasn't something that were expecting to hear.

Sounds like someone has a bit of an image and ego problem.  What kind of person things things are too nice for themselves or really needs to construct nice things themselves to feel adequate.  

Maybe he just needs a hug. (or a shack). = )

Well, maybe he just wants to make the home into what he wants.  But his exact words were he wanted to make it just like this unit.    As for the hug, he will have to go elsewhere.  LOL

I've heard that before, but knew that the clients were looking for something to work on.  Sometimes those people imagine the ugliest, most worn down house, and until they find that, everything else is "too nice".

Cute post!

Reminds me when I listed and sold a condo in magnificent condition; took a long time and many many showing. When I put the condo across the hall on the market, in really poor condition, I had contracts right away for full price and over. The same buyers, who had seen the pristine one, made the offers. Reason..we are going to redo the interior and did not want to destroy such a nice place. They paid MORE for a place in lousy condition. Go figure..

Gotta really "listen" to the buyers motivation.

There's a lid for every pot.  This just goes to show you that we should NEVER pre-judge a property for our clients.  You never know when they are nuts enough to take on a construction project.

I didn't pre judge, he called on my listing, so I assumed he knew what he would be looking at. He even said from the photos on the internet it looked very nice and he really wanted to see it.

Yes, he felt there was nothing to be done in this home.   He wants something he can live in, yet needs some work to bring it up to date.

Actually for what is on the market at this time the price is excellent.   He just wants something he can buy cheap and fix up.  Don't ever be afraid to ask questions in this business because there are always questions to ask.

Then commission may not be great, but I like helping people sell or buy homes.  There is nothing like the feeling I get when I see how happy they are when the deal is closed.  That's what it's all about.

Hi Deb,When he said too nice, do you think he meant that he didn't think he could afford it?

When I buy a house, I prefer to buy the worst house on the block... and turn it into the best. I prefer to use my skills and construction knowledge to increase the value of the property.

Take a look at the last house I purchased, you will get a feel for what I am talking about.

BEFORE... well, not really before, by this stage, a whole lot of demolition and structural reconstruction went on.

I think you are right.  I think he wanted to get some ideas as to what he would be able to do.  I am actually taking him out this weekend to look at some NOT NICE units.  Let's hope he thinks they are just what he's looking for!  

Looks like you have your work cut out for you.   I enjoyed seeing your photos.   There is a big difference between flipping a house and flipping a mobile home though.  I hope you post photo's when you finish this house.

You can not imagine how much work has gone into the house already. I would love to post pictures when it is finished, maybe even before.

I haven't had the time to work on it lately, but I plan on getting started and finished real soon. 

The house is well over 100 years old. It was the grooms quarters of a farm. Built in the 1800's. There used to be a carriage house and a stable behind it. The Alice Austin Museum is on the same block.

I took it apart to the dirt. Now... it is a fortress. 

Anyway, Go sell this guy a trailer.

I look forward to seeing the finished product.   I like to see these old structures brought back to life rather than being torn down.   I don't think people realize how much work went into building these back then.  They certainly did not have the tools and equipment that we have today, so it was a lot of hard work to build a home back then.

I never realized this inner desire that you speak about, Mona Lisa. But, if that's the case, it explains alot. I do though look forward to some of my things needing me to a lesser degree. One day, I'd love to be caught up.

By the way, I went to Highland H.S. (for a while). That not too far from Poughkeepsie.

Yes, I did graduate from Arlington Class of 75.   You were a year ahead of my ex, he graduated in 73.  My brother graduated in 72 with you. Small world isn't it? 

I can understand how it feels to take a house that is in deplorable condition and bring it back to life.  For me when I am showing homes, most people can't look past clutter and unclean but I can see the beauty that doesn't show.  In my mind I can picture how the house would look with some work.

Well, congratulations on that sale!   You Hudson Valley folks need to keep an eye out for my son, Brad Matthews.  He plays for the Hudson Valley Renegades, but just pulled his hamstring.  Not sure if he'll get any more playing time this year.  Defense is his strongest talent:  by looking at the error stats up there, doesn't look like that's something they value too much.  Great pitching and great defense are the two most important things to have a winning ball team.  If the other team can't score, they can't win.  That's just my opinion.     Venting, venting . . .
