When an agent calls to show YOUR listing, how easy do you make it? Do you consider yourself to have an active role?As Realtors, we are generally more prepared for showings when we represent the buyers.

It is almost second nature to be organized, prepared, and full of information. The past few months I have committed to pouring that same energy into assisting any Realtor who shows MY listings.

First, I set the appointment. Then I take the following additional steps:

1. When at all possible, I visit the agent's office with a package that contains:

  • School information
  • Seasonal photos of the home (to give the buyers an overall perspective on the neighborhood and property throughout the year.
  • A list of any and all upgrades and or improvements made during the owners occupancy.
  • A brief comparative analysis of recently sold properties in the surrounding area.
  • A map with highlighted areas to include boat ramps, parks, shopping, etc

*I DO NOT have any personal marketing on any of this, I make that clear to the Buyers Agent*

2. I acknowledge any areas of weakness, by presenting the agent with any estimates with contact information for contractors, electricians, designers, etc.

3. I thank the agent for taking the time to show my listing and assure him/her that they can reach me by text or call should they have any questions whatsoever during the showing.

If time does not permit an actual meeting with the agent, I drop the information off at his/her desk with a thank you card.

This approach has been well received.

My sellers sincerely appreciate the effort as do the showing agents.

I make it easy for other Realtors to show my listings; I always call back and answer any questions I can for the Realtor.  These other tips you mentioned seem like they will help.  Thanks for sharing.

You are the best -- I am lucky if I can get a realtor to call me back at all and I recently described this is a post.  I can't seem to find anyone working these days.  I am sure the sellers would not be happy.

This is a wonderful idea, Cherimie!  (Beautiful and unusual name, by the way.)  While my area sometimes precludes a visit to the agent's office at all (I cover 5 counties with my horse property specialty), I could likely email this packet, as well, when necessary.

Wow, I don't think I would ever have the time to stop by all of the agents offices that show my listings.  If I had 10 showings this past weekend that would be a lot of stops to make.  I do get what you are saying though and have started calling almost ALL of the agents BEFORE they go to show my listing (unless of course it is a last minute appointment and I don't have the time).  I don't schedule my own appointments again due to time constraints, instead I have a company called Centralized Showings Handle this for me...

I'm sure your service is wonderfully received and in great demand. You are right about this being a joy of living in a small town. I couldn't possible have packets delivered to the other agents offices but they could be emailed to them! My pet peeve is not getting listing agents to call back in a timely manner. I provide a bound book in the home for the agents and their buyer to review with information on the community, their utilities for the year, list of upgrades etc.

Wow Cherimie! I am impressed!  I just would have never thought to do all that.  Most of my listings have been bank owned but I really like your style!  I give thank you notes for just about everything but you are really doing such a great service for your sellers! I am book marking this one!

Cherimie, sounds like good service, though sometimes I'm showing 10 properties over 2 days and would not welcome a parade of agents coming to my office with stacks of paper about their listings. I do like the idea of e-mailing a packet, but I think the thing that works with what you're doing is that personal connection with the buyer's agent. I'm going to think on this and see how I can use it to improve my business practices. When you're the listing agent I think it's extremely important to let the buyer's agent know as soon as possible that you are accessible, friendly, and easy to work with. Thanks for the post.

It is great you really go out of your way to help the buyer's agent sell your listings.  I think it is so important to get all the information needed to the showing agents so they can represent the property knowledgeably.  It is so frustrating when about to show a home and not being able to get questions answered in a timely manner from the listing agent.
