When an agent calls to show YOUR listing, how easy do you make it? Do you consider yourself to have an active role?As Realtors, we are generally more prepared for showings when we represent the buyers.
It is almost second nature to be organized, prepared, and full of information. The past few months I have committed to pouring that same energy into assisting any Realtor who shows MY listings.
First, I set the appointment. Then I take the following additional steps:
1. When at all possible, I visit the agent's office with a package that contains:
- School information
- Seasonal photos of the home (to give the buyers an overall perspective on the neighborhood and property throughout the year.
- A list of any and all upgrades and or improvements made during the owners occupancy.
- A brief comparative analysis of recently sold properties in the surrounding area.
- A map with highlighted areas to include boat ramps, parks, shopping, etc
*I DO NOT have any personal marketing on any of this, I make that clear to the Buyers Agent*
2. I acknowledge any areas of weakness, by presenting the agent with any estimates with contact information for contractors, electricians, designers, etc.
3. I thank the agent for taking the time to show my listing and assure him/her that they can reach me by text or call should they have any questions whatsoever during the showing.
If time does not permit an actual meeting with the agent, I drop the information off at his/her desk with a thank you card.
This approach has been well received.
My sellers sincerely appreciate the effort as do the showing agents.
