In Lake City, Fl. I just got a re-finance for 4.625% 30 year fix. WOW!
I talked to an Appraiser two days ago and he said that Appraisals are going in, in this area approx. 15% less then a 2007 year appraisal would come in at.
With these low interest rates and good deals on property and homes, where are the buyers?

Where are the buyers is a good question. Unfortunately people have a herd mentality. A couple of years ago everyone and anyone was doing whatever they could to buy. They were like lemmings following each other off a cliff, when they should have been thinking counter-intuitively. The concept seems pretty simple to me. Sell high and buy low which translates into BUY NOW!
Of course, I do have to admit that the benefit of hind sight is aiding my alledged wisdom.
