effects that changes the image of the house and make it look like it's
a watercolor, or oil painting or even a pen & ink. Then purchase blank
note cards and envelopes at Staples and print them out.

--  Flower arrangement on the move-in day along with a card wishing the new Buyers the best in their new home.
If your client is a single women, send a flower or plant to her work.  All of her co-workers will ask her who gave her the flowers/plant.


Fixer-upper
-- log onto Lowes.com and sign the client for a 10% discount for any purchase with the Realtor program.

 

Family
-- A year membership for the family to the Museum, Aquarium, Amusement Park,  Zoo.

-- BEACH Property, a cooler filled with all of the items they'll need for a day on the beach (towels, sunscreen, toys for the kids, snacks, 
bottled water, disposable waterproof camera, a good book, etc).

--  Give the children presents.  Listen, and you will know exactly what to get them be the closing date.
Buy some beach buckets and shovels from the dollar store and put in a beach ball and some other small toys

... always get the pets something too.

--  The Realtor DVD movie about the family.



General
-- Get the house number carved on a stone from a monument maker for around $50.00.

-- Gift Cards:
   - ice cream, a gift certificate to Dairy Queen
   - gift card from Lowe's
   - movie theater

--  A digital thermometer with a remote, wireless feed from outside and a name sticker on it somewhere

--  A Storm/Weather Radio and a name sticker on it somewhere

--  A monogrammed throw.  The throw will be kept for long and draped over a couch or favorite chair or rocker or end of a bed.
Adjust the monogram to suit the buyer, one person, two or family.

 I put together a box of "immediate need" items and deliver it to the house personally after closing
(or leave it in the house prior to closing so that it is there waiting for them).
The box is usually actually a
   trash can and inside it is
   toilet paper,
   trash bags,
   paper towels,
   409, and some sort of snack.  A Pizza delivery is a great surprise on move-in day, especially when there are hungry kids

Or a Styrofoam cooler (with our name & info) filled with their favorite snacks and drinks.
We know this info because during the purchasing process we had them complete a survey asking about their favorite things.

If you are not the cooking type get a couple of fried (any flavor you like) chickens with baguettes (white bread) or rolls anything you think your clients would like.
That way they don't have to go out for food, but can take a break and continue working.

I provide a move-in/move-out cleaning service and my clients love it!  They don't have to worry about going back to clean after moving out and how nice it is to move in to a home that's already sparkling clean.

Hello everyone,

speaking of closing gift ideas, I would like to share with you one of the greatest and still inexpensive personal gift idea which not only makes sense but also comes very handy for the new homeowner. I have seen Realtors present wine bottles, gift baskets, magazine subscriptions, framed pictures, Home Depot gift cards [those from lowe's too ;) ],  but what these gifts have in common is that none of them creates a long lasting memory about the Realtor.

How about a box of envelopes with the new homeowners return address and stamps already on the envelope. The new homeowner don't has to rush around and go to the Postoffice to get stamps.

I hate to flood this post with a similar gift item over and over again but Top of Mind Networks also offers the address stamper gift idea.  Whether you buy these from us or not; they really do make the perfect closing gift; they are inexpensive when compared to other items like gift baskets, they have a very long shelf life, and they are actually useful.  Here is a sample of what ours looks like:

I'm suprised that you didn't mention the Homeowner's Records Portfolio.  It not only is a great gift, it helps keeps your clients organized, encapsulates all the hard work you put into the transaction, asks for referrals, and keeps your name in front the client for years after the transaction.  All this for about $20.  Not a bad investment...

One I really like to give, after they sign "all those important papers" is a fireproof safe. Although not all that fun or glamorous, This is something that says "I'm looking out for you and your interests, even now after the sale." My buyers have always liked this. It is something that they need and usually something that they will put off getting for themselves...

I also recomend Send Out Cards. A great tool for the swoft touch! more useful than you think! If you would like to try them out just get in touch and I will set you up with a sample account.

I gave my buyers (who have a 3 year old) a sandbox for their new yard and placed a bucket and shovel (with champagne for mom and dad) in the fridge with a note of thanks.

I give all of my clents a box of Gourmet Chocolates from Marzionna Chocolates in North Miami Beach. They deliver or in some cases ship. If it's a family with children I get a second box filled with chocolate covered Oreo's and Chocolate covered potato chips. I give a thank you card and my business cards to the store manager and she puts them insde the box, so when the client opens the box they remember a sweet Realtor who did a super job.

Here is a neat closing gift idea. A Self Inking Rubber Stamper designed to be a customized closing gift for Real Estate clients. I've got something that will last WAY longer than the bottle of wine, or even the address stamp ...

I wanted to share, as I've met MANY agents and lenders who've struggled with that "perfect gift" and it's a tough one - and I'm sure they ap ...
