 Questions from Clients? Think before you answer, but don't think to long. Practise your answers so when you come across with them, you sound confident with your answers.

 As agent's we need to be very careful about answering questions that clients as asking us. And for the last year most of the questions are very similar.

 I have several questions below and I would like some answers from other agent's.

 Let's imagine I am your client and asking you these questions!

                                                                                           Questions for client's

 1) Will the value of homes keep going down in 2009?       

 2) When would be the best time for us to buy?

 3) Can you get us financed to buy this home?

 4) How much can we afford to buy?

 5) How much do we need to put down?

 6) We have friends and family that have lost hundreds of thousands of dollars in equity. If we buy now, is this going to happen to us.

 The reason we as agents must be careful when answering these questions is because we don't want our answers to come back and bite us. We can't guarantee our answers, but we do want repeat client's and the best way to get them would be with very truthful answers?

Good point...it is always a balance, isn't it?  You want to be perceived as an expert and someone who answers the questions with confidence, but at the same time you don't want to mislead anyone.  We can't predict the future!

It's true that we cannot speak of future events and values, but as you know it is possible to determine if the buyer believes they will benefit from homeownership in lifestyle, contentment. stable enviornment, access to better schools, etc.

Our growth has decreased but our values have not.

The time is always whats best for them. Emotional, Financial, Physical.

I recommend lenders and have them talk to the lender about all things financial if they request I will go with them to see the lender.

and no one knows what their market will do.

Told a client just this week that my crystal ball was broken... and I can't speak as to the future, but that I felt we are lurking somewhere near the bottom.  But until you see it clearly behind us, we won't know for sure where the bottom actually was/is.
