Ok... how many points should we go for each week in "Real Life"? Of course once it actually starts "raining money" on you - then you know you have already won! What other things should you get points for? Ok, adjust your points for activities up or down depending on your own tastes and your business.

Years ago, when I was starting a property management business - I did something like this. It was tough breaking into the area and business. It was hard staying focused and not getting discouraged. So every week I added up my points. I "won" each week I hit my goal. Eventually I started getting accounts.

Disclaimer: This can result in an even worse addiction to points. It can generate pointless worry, point envy and other addictions and disorders.

Points!!!  Points!!!  Points!!! Some times I think that is all this is about, but then I get an e-mail from a buyer, then one from a new friend and then some guy calls and wants me to sell his house.

What about leverage point:

Maybe bonus points when the work is done by someone other then yourself.

Adding your first assistant: Priceless?

Adding your first buyer's agent?

I would think that much of the work if done by another person would be worth almost double since you are creating leverage in your business life...

HA! Super cool. I have a little spot in my day planner where I keep track of how many leads I talk to per day. It's very satisfying. Maybe I'll take it to the next level and instal the point system : )

Donna; NO LIMITS!!I sure wouldn't want to limit the number of listing appointments in a week as that eventually means more sales. Same thing with email - except you don't want to get into the spam category!

Hi Chad; don't think 100 points would be too high unless you are just getting started in sales.  I am going for 125 points per week and will raise it later on. 

Thomas; You are so right. But the points game is for those weeks when no one calls and wants you to sell their home.  No one wants to look at property.  Then you can focus on the points and think - if I keep doing this - I will be writing offers and closing escrows.

David;  Yep, if it's raining money, who the heck needs points! 

Hi Toula; Yes, anyone who is doing the right things (and the points just adds a little fun and focus) will be a top producer!

Glenn; I totally love your idea of "leverage points". I am going to give myself a 25% bonus on any points generated by my assistant.  You get to make your own rules of course.  Those with assistants will need to raise their point goal for the week!

Eileen- I have been using a point system for years. I started doing this since I am a homeschool mom, it worked on my kids, I figured it would work on me too. I did this point system in my Tae Kwon Do schools to get the members to refer new students to our dojo. We had one of those thermometer posters and I would color in the number of new members, the members who referred earned points that they could redeem in our store for all those cool martial arts items. I was a Realtor at the same time and figured this would also work in my real estate business and so I motivated myself to do the things that had to be done. Now I coach others to do the same thing. 

Glen- I love your point idea. You are always worth more when you leverage and delegate, that is the spirit of a true entrepreneur. Katerina

Points (and a little friendly competition) seem to be great motivators for real estate agents. Your goal of 125 a week is a good one and looks like it will go a long way to producing many 200-point closings.

Eileen, I love it!  You're a genius!!!  I love it because I'm also a "counter".  A technical writer in another life.  So I like numbers and figures (and, of course, dollars).  But this takes the cake!

Hi Henry;  Good idea. I think that if it something we don't like doing - then give it more points. That can be just enough to push us on that. I don't' like making phone calls - so think I will adjust the points upward for that one.  And yes, I don't add enough contacts so more points for that would be good too.

 I Richard; You are right in one way about more for a close escrow. But didn't do so - as that is a huge reward by itself!  The points are to push us to have more CLOSED ESCROWS.

Wow you are disciplined.  Love the idea of prioritizing.  The point program is a tough one to swallow.  You may want to reconsider the low value of putting someone in your database versus putting someone in escrow.  As your database is your business, working on your database should be every agents number one priority every day.   Once you have your database all will fall into place.

I love it Eileen! Our KW office does points contests but the only points we get are when we get someone committed to something such as contract, closing, recruit, referral, (which is good!) but no points for all the efforts made to earn those agreements! So I think I will set up my own points sheet with big points for the commitment things  and the important things I do not like to do, and still get points for doing the stuff that gets me there.  Kinda like points for Comments on AR vs bigger points for other things such as Blog, etc. Merry Christmas to all!

Hi Lyn; Yes, it's easy to overdo it on Broker Caravan. We can caravan 3 times a week in my area. But if I don't go on caravan at least some of the time, then I miss out on things.  There can be an especially good buy or a special view property that you just wouldn't know about without seeing it.
