Our Broker used to have a program similar to this where they would actually buy the home. We're not doing it anymore. The catch to it is that it would be below market value - I think I was told 85% of market value. The Seller put it on the market for 120 days, then after that we would take it over and market it until it sold. They would pay utilities, and lawn maintenance, pool, etc., and we would market it and give them the market value price at which we would buy the house. The Sellers would get their equity and go buy their new house. My husband and I never did it, but it's a very compelling listing tool!
Hi Sharon...yes, that sounds like the same sort of program we were competing with here. We just figured out a more creative way to compete...without actually having to pay for any houses. We also found that when we pointed out to potential sellers that the GBO agents would only be paying 85% of the current value, most sellers didn't have enough equity to even consider that as an option. It really just helped our little "scheme" look more appealing. Whatever it takes to get your foot in the door, right? :)
