To get "the job" from prospective home selling clients you need to set your self apart from the rest! They need to connect with you on a personal level and they need to trust you! Having an excellent marketing strategy to back it up is also key!
Sellers want an agent that will get the job done effectively! They have expectations (some may be higher than others but still there are expectations) What are some of them? Personally from my own frequent buying point of view I want an agent that is: Knowledgeable about the desired area, the current market, pros and con's about buying in what ever market you happen to be in, Someone who is professional, and yet fun, and most of all someone with a stellar marketing plan! I don't want my home to be listed in a crappy small add, I want the works! and I'm sure other clients do too!
From my expectations I would hope to god that my agent would recommend Home Staging! Home Staging is an easy task of preparing the home for sale to obtain top dollar for it and fast! We prepare the home so it appeals to the general public which generates increased foot traffic during open houses. Increased appeal stimulates multiple buyers. multiple buyers increases the price and for a fast sale.
Now, not all homes will sell for more money, that is just the added bonus! but ALL staged homes will sell much faster than if it wasn't staged. That not only saves the agent money but also makes them look extremely professional for having suggested such a top notch service and puts in the clients minds that the agent knows what he/she is doing and they will go back for repeated business!
For all of those non-believers out their it's your pocket money your throwing out with excessive advertising! There are proven statistics that show staged homes sell in 1/2 the amount of time. I work with numerous agents that will not sell a home with out staging it. They see the value of the service and provide it to their clients.
