When I and my two partners got together to give this resale thing a shot, we knew that we had to shoot high in our goals as we all gave up substantial 6 figure incomes to get into this business.
Year One: We saw the business journal/s top 10 groups and said that this is where we have to be in order to make the money that we need to make for this business to make economic sense. We ended the year at #7 in the city of Austin. A good start, but we wanted more.

Year 2, 2004: We kicked it up a gear and moved to number 4 in the city. The downer was that we were not in the top 200 with Keller Williams worldwide. That had to improve.
Year 3, 2005 to Year 5 2007: We were a bit surprised that our business increased and passed who we were supposed to pass, yet we remained at #4. As we are very respectful for others doing better than us we researched the teams that passed us to see if we were missing something. One team was caught of posting pending sales as closings as they got a high rise condominium project and ended up higher than us in 06. Note that they did not enter the top 50 in 05 nor did they in 07. The other group had been a modest producer for years and then took off like a rocket. Now they are in a mega million dollar law suit for guaranteeing investors rates of returns. That group is now history.
Year 6: 2008: Not only have we broken through the #200 barrier with Keller Williams we have now reached #33 to date internationally. The best part is that we can see #1 in our sites. 5 years ago I could not imagine being number one as the sales numbers were beyond my imagination. Now my imagination has changed and #1 is now within reach. Thus, for 09 we are shooting for #10 with Keller Williams internationally and then #1 in 2011.
I am not saying this as an ego boost but that setting high goals is alot easier than one thinks. It is a mere mindset. That being the mindset that we are definitely going to be one of the top producers in town.....now internationally. It really is simple.
Merely throw that number on the table. Then go back through Millionaire Real Estate by Gary Keller and get the formulas on how many listings need to be made and how many buyers need to be worked with. Once you have those numbers, merely develop a staff to fill that. Obviously I am not going to sell 140 homes myself. I am not that great. But I can get buyer agents and listing agents that can do help. And that they have.
God willing, our goal is that these agent will be the company rather than me and my partners in the coming years. This year has put a hiccup in the situation so we have to personally get back to basics to make it though this crud until it cleans up. When it does we should be in great shape to move up the latter for the next couple of years.....
