Dear Mr I drove by the House and I want to see it.

This post is for buyers, prospective buyers and anyone who would like to see how a call to an agency can work.

RINGGGGGGGG.. Good morning, This is Gail at Keller Williams, thanks for calling, how can I help you?

Caller:  I want to see the house at 123 Main St, can you come unlock it for me?

Me: Let me look up the house on the computer, just a moment.  Oh, I see the house at 123 Main St is still available for sale, its a 3 bedroom, 2 bath, 1750 sq2 ft listed at $198,500.  Are you currently working with a Realtor?

Caller:  No, I just found it myself and I want to look at it.

Me: Oh, did you just happen across this house driving by?

Caller:  Well, yes and I look thru the Internet also.  I'm sorta in a hurry, will you come and let me see it?

Me:  Well, we must call and make an appointment with the owner-resident and while that is being done would you like to drive on into the office and we can do our preliminary work. Oh, have you spoken to a lender yet and gotten prequalified?

Caller: Sorta, I am in front of the house and I will wait for you to get here, when will you come?

Me:  Well, Sir, we ask that all buyer prospects come to the office so we can record the Drivers License and get information, before we show a home.

Caller: I don't think I will be coming to your office.

Me:  Sir, this is for everyones safety and .......  caller interupts me and says..

Caller:  I'm not interested.  Hungs up and ends the conversation.

Now, Mr Caller, I want to show you that home, I don't make money by not showing homes, but I have a duty to a seller to show the home to qualified prospective buyers.  I have a duty for my safety also.  I am sure you are a very sweet honorable and trustworthy person.  What I am not sure of is which person is not honorable, trustworthy and is unstable.

When an agent in our office lists a home the listing agreement usually states we will show your home to qualified buyers, that means we have assured the seller to bring only folks able, ready and qualified to purchase their home.  It does not mean anyone who calls and says I'm sitting in front of the house and I want to see it.

I have been to THOUSANDS of Dollars worth of classes, seminars, workshops etc  over my time in Real Estate.. One of the things all coaches, mentors and gurus of Real Estate proclaim is.. A MOTIVATED BUYER will come into the office and be willing to do the process it takes to buy a home.

What is the process? 

#1   We determine what you are looking for, the size, the neighborhood, the school district, is a bus line important to you?  I bring up the MLS on the computer and we put in YOUR CRITERIA, what you want, need, desire... and we eliminate many that will not fit into your criteria. 

#2  We discuss the amount of money you want to spend, then we discuss a lender.  You choose, I can give you a list of several competent able lenders with good mortgage companies.  I am not a lender, I don't want to know your credit score, only that you are mortgage worthy and the amount of money you will be spending on your new home. 

 It matters not to me if you are buying a home of $80,000 or $800,000.  You are in the drivers seat on this one.  It matters not to me if you use your local credit union for financing or the largest banking financial institute in America. 

#3   We go out and find your dream home from those we preselected on the computer.  We know which ones you are eligible to buy and we don't have surprises that don't show up from the street.  Like the inside has been done by an escapee from the CUCKOOS NEST.

What does matter to me is that I can converse with your lender and the title company closer, these two people and I will work together to get your home purchase finalized, closed and funded so you get the keys to your new dream home.

Steps 1 & 2 often can be done prior to your coming into the office.  When you come into the office I will ask you to sign a buyers representative agreement, that is a contract with me, that says I represent you as a buyer, I am your agent.  Without that I can not represent your interest.  In the state of Texas, where I am licensed, EVERY AGENT represents a SELLER, until they have a buyers representative agreement signed with a prospective buyer.  DO YOU WANT ME TO REPRESENT THE SELLER when you have a choice of having someone on your side, someone looking after YOUR INTERESTS?

Now this is not the whole process, this is just the lets get to a showing timeline, we could look for a day, 2 weeks or a month to find the house that will be your new dream home.  We can not go to step #3 without doing step 1 and 2 first.

So in essence Prospective Buyer, Please come into the office and let's truly get off on the right foot  Let's represent you in this transaction.  (Hey, I need the work too, maybe you heard that real estate sales are down across the country?)  Of course I want to help you because I do believe in the  approach of GET BY GIVING rules.

Now is a great time to buy, the "deals" are all around us, interest rates are lowest in 30 years and qualified buyers can still get great loans.  So call me and lets do this the right way.  Start with step 1,  call me ... Ditto on all these comments.  Good thing you didn't go and waste your time and gas.  I have gone out with calls like this and was shown up. (I know they said they were there)  And of course the number they called from didnt pick up.

Sometimes we are so tempted to drop everything and run, putting ourselves and our seller's property at risk.  I never drop and run.  A buyer needs to understand (and respect) my time and the procuderes that I have to follow and that I choose to follow.

HI Cameron... thanks  for stopping in.. yes that is my point exactly.. IF a buyer is really interested in buying they will follow the appropriate procedures.   Business is seldom conducted on streetside. :)

 

HI Steve.. thanks for the agreement... I have found the times I used to drop and run it never worked out... and the buyers did not come back to me either.  Those that take the time and effort to meet at the office, are much happier, and more serious.

HI Shirley... I think more buyers would not expect us to drop and run if they were aware of the real process... its our job to make that awareness known.. This is a great addition to AR.. a buyers information forum.

Hi Gail, It kind of makes me wonder what percentage of showings are exactly this type of buyer? That could the lack of feedback from some agents. The agent shows one house and never hears from the buyer again.

HI Rich, thats an interesting question.  I know in my first years I did do that run out and meet and greet, and I found I was chasing nothing.  Since I have learned, I would like all new agents to know the outcome is usually negative.  I would like buyers to know their is a process, we all work smarter, harder and more efficiently if we follow the process.

Gail ~ Thanks for sharing your experience. You did the right thing by trying to get this individual into the office. There's nothing worse than having someone view and fall in love with a home that they may not be qualified to purchase.

When I was a new agent, I would "pop up" and show at a moment's notice because I didn't have much else going on. I quickly learned that this was not serving my clients' best interests, and thus decided to always do things the right way (i.e. get them qualified first with my trusted lender).

Thanks for posting this important information.  We learned long ago the dangers of 'jump and run' to show real estate.  In South Carolina, an agent was kidnapped several years ago.  Thankfully, she got out of it unharmed.  Now agents get plenty of information about how and when to show homes and what information should be provided ahead of time.  We will not show without meeting the person in advance.

HI Mary and Bruce, thanks for stopping in and I agree, we can not be too safe.  I did a summary sort of of, how much two days in the hospital would cost compared to a lost commission... The hospital stay was much more costly in real dollars, not to mention the pain and scarring for life.  Safety is a TOP priority.  For all of us.

Hi Gail, great post.  Another comment to add is that we wouldn't open up your house to just anyone, so I'm sure you can appreciate our process for everyone's well being.  Then ask them. Who is selling your current home?
