Finally, we have a bright sunny day today. This past week is one where I've felt sorry for the visitors. After all, they come for the balmy trades, warm sun and bright blue skies but by and large, that was not the case last week. Although there were periods of sunshine, the days basically started and ended overcast and rainy. Today is what I consider a typical "winter" day in Hawaii - about 74 degrees, nice breezes, brilliant sunshine and just a few white fluffy clouds out over the ocean. Real Estate wise, it's understandably been a quiet week as everyone gets ready for Christmas. Here is your update for this past week:

Our only new listing this week is Hanalei Bay Resort 9201-2-3, purchased for $1.055M in 2/04 and offered at $1.695M. This unit has commanding views of Hanalei Bay and Bali Hai and has been very nicely renovated. Two units are back on the market - one of which - Pali Ke Kua 232 is my buy of the week. This unit was purchased for $650K in 9/04, expired while listed for $750K and came back on the market as a short sale priced at $625K. You'll also see it listed under price changes. Ali'i Kai 5101 was purchased for $595K in 5/04 and is back on the market after expiring at $849K.
Two units expired this week, Kamahana 13, purchased for $640K in 10/05 and Hale Moi 106, which sold for $485K in 10/05. Sandpiper 227, which last sold for $250K in 10/02 was withdrawn from the market listed at $449K.
There are just a few price changes this week, starting with Villas on the Prince 20, which went from $899K to $875K. This agent owned unit was purchased from the developer on 3/02 for $495,172. Villas on the Prince 32 also reduced, going from $980K to $895K. This unit sold for $545K in 2/03. Our final reduction is Pali Ka Kua 232 which was already discussed.
