Hi Donna,

Looks like it might be a nice pick-up? A couple of questions I would need answered if you could help me.

Questions:

  1. What stage are the Sellers at in the foreclosure process?
  2. What has been discussed, if anything with the lender?
  3. How many mortgages are there on the property?
  4. What are the amounts of the original principal on each of the mortgages?
  5. Are there any other outstanding liens or judgments against the Seller that are attached to the property and must be paid at closing?
  6. Who are the holders of the aformentioned lien holders?
  7. What are the payoff amounts on those liens and or judgments?
  8. What are the annual property taxes, if any on the property?
  9. Are the taxes current? If not what is owed?
  10. Have any and all improvements to the property been permitted?
  11. As the agent representing the Seller, how many short sales have you successfully completed?
  12. What are the closed comps within the last 90 days, 120 days and 180 days?
  13. Are there any pending sales in area of the subject and the aforementuioned comps?
  14. What price are they pending at?
  15. What is the lowest priced active property on the market?
  16. How long has the lowest priced active property been for sale?

Please provide this information so we can assess better. Thank you!

Most of this information is a matter of public record but since you are the agent representing the property I figured it would be a lot easier to just get the information from you.
