Population Growth Biggest Since 1990

I couldn't help but notice a small article recently in the National Post.  The whole paper was filled with the news of dire economic times. The auto bailout, the financial bailout. But here was an article that simply said that Statistics Canada recorded the largest population increase (in the 3^rd quarter) in Canada since 1990.

Why do I find that interesting? Well simply because in real estate (especially investment real estate) net population growth is an investment fundamental. That is, population growth has a direct correlation with real estate. To simplify it even more, if the population is growing, then the people are going to have to live somewhere. They are going to consume food, go to school, get jobs and pay taxes. But most importantly they are going to need shelter.

Statistics Canada said our net population grew by 129,900. Canada now has 33,441,300 people. But here is the interesting part. Out of that number 71,300 people were immigrants. That means these people are going to need shelter right now. If they don't buy right away, they are going to have to rent.

Upon further analysis, Alberta received 25,640 new people.  That is a massive number. That is almost 1% in just 3 months! And the article also commented that the immigration numbers are expected to STAY STRONG because each province has successfully stepped up their policy to attract new people.

So for those in the real estate investment business, hang on....demand for rental housing will increase.
