Title Junction...The Real Estate/Closing relationship you deserve....

It has come to our attention that buyers are being forced to use a closing agent chosen by the lender/seller during foreclosures. Transactions are being handled by lender owned property where it doesnt matter who is paying the Title Insurance. A few weeks ago we recieved an email from Peggy Burt, another local Title company, stating that she found 40 pages of indexes that of 41 transactions being recorded from lender to buyer. Only 16 of these transactions were being handled by local title companies. Not only is this a is this a violation of the rights of the buyer but it is forcing many Title companies to go out of business. Buyers who are paying for the service of a closing should be able to choose which title company they use. In some cases Buyers are being charged as much as three times the price for the same service they could recieve locally! We recomend that anyone who is experiencing the lender coercing the buyers into using the lenders title company or attorney for closing should file a complaint with the Attorney Generals office.
