Little house, big concerns

Yesterday's inspection was an easy one, due to the fact that the house was only 24 square feet, but it did have many, many concerns/defects.  Some of the more "extensive" concerns were:

•      No electricity

•      No heat  

•      No plumbing. 

•      The roof was snow covered so I wasn't able to traverse it. It wasn't leaking, but it showed signs of   "denting" as viewed from the attic (perhaps Santa, or a brave 3 year old, or maybe a 9 yr. old being  somewhere he shouldn't be). 

•      The interior floor was covered with snow. ( I guess it wasn't "winterized")

 After explaining to the potential buyers that there were many major concerns and quite an extensive list of defects, they didn't seem to be concerned whatsoever and say it's perfect and they still love the home. They both thanked me for my time and for braving the elements. They then paid for my services with snotcicle kisses.

That's got to be a record for least amount of square feet. I helped Russel inspect a studio condo several years ago that was a mere 352 square feet, and the smallest detached house he's done is 384 square feet. My garage is 425 square feet.

Josh the insulation in the attic must be in pretty good shape, snow isn't melting.  Oh wait, no heat, hmmmm.  By the way, I think you should do a thermal scan.  That front door and window look to be leaking some.
